What should i ask EA to do to get more viewings

    Yes, I know I'm being blunt and forthright, but didn't you hear that THUD between 3pm and 4.21pm? That was my jaw hitting the desk.

    After so many years of House Doctor, Property Ladder and the like with all their advice on presentation and staging........

    The front gutter/downpipe needs painting (kerb appeal).

    The back elevation of the house looks like a building site in progress.

    The yard area / concrete looks rough as a badger's bum. Can you at least tarmac over it and put in some big pot plants.

    The internal layout looks awkward - I appreciate it is two houses knocked together, but having to go downstairs, through the scullery, up more stairs to go between bedrooms to get to a crying child will not appeal to families. Could you corridor through the middle front bedroom to give through access on the first floor, and use the space taken by the left stair/landing to give another shower room or bathroom. Is there a WC in the shower room?

    Removing the left stair at ground level you could tie together the stair space with the WC and give the g/f bedroom/family room its own full bathroom, enabling that end of the ground floor to be used as a granny annexe.

    The potting shed doesn't look too bad but the other outbuildings look rough. Get the paint out and paint the rusty wriggly tin. Colourful pot plants will hide a multitude of sins, but buyers know that so you also have to fix the sins.

    Take the COLD picture away. No one wants to be reminded of the ice and snow when buying a house.

    Have you thought about hiring a storage box to put all your clutter into. That way you can put it out of the way for the photos and for the viewings. Hopefully, once your house is dressed up you will sell quickly and bring the clutter to your new home.

    We have had a storage box for a few months and it works out at about £70 a month.

    Hi folks,

    Thanks for all the responses... so it basically boils down to:

    The photos are not great, Mainly because there is to much stuff in the house and it isnt dressed to sell.

    OK. points taken. as I said in my first post its always better to get another set of eyes to give you an opinion because I am used to how the house looks to me.

    So... im off to look into a storage solution.

    shame I have never seen house doctor or house ladder so havent a clue about homestaging which is a phrase I have just found out from this post! The Ea just said make sure most things are tidied away and thats enough :)

    The last of my 'blunt and forthright' comments, as OP, you now seem to know what you have to do;


    Either the EA was too lazy to advise you, and went for the easy option of 'walk in, click photos, walk away and get back to the office and on to next appointment', or they were accompanied to your home by their friendly guide dog.



    There's books that accompanied the House Doctor and Property Ladders series' - maybe you can find them at your local library, if you want to research further?

    Maybe try googling 'homestaging' or 'dressing property for sale' or similar terms for online advice.

    Lastly, print off this thread, show it to your agent, observe his reaction, and ask for a FREE re-shoot of the pictures.

    Ask to approve the pictures before they go up on any website, and - be critical of the agent's work. If you're not happy with a photo, get it re-done. Get the agent to bring a laptop along and show you the pictures before they go away.

    This time round, put the pictures of the house first, garden next, and if you must show the sheds and outbuildings, put them last.

    Good on you for taking the relevant points from people's posts. As you say not everyone spends their lives watching property !!!!!! (some obviously do !!) so there is no reason if you haven't sold a house for say 20 years as to why you would even be aware of "house staging" etc. That is advice agents certainly should be giving

    Saying all thata a house will only sell at the right price hwoever well it has been staged, so that will be the key factor. Photos and staging are about getting people there in the first place and making a good first impression, especially those with zero imagination

    ALL property sells fast if the price point is correct. Many owners attach an inflated value to thier own pride and joy just as many parents irrationaly consider thier child as outstanding sporting / mental skills.
