  • I will confirm that it is in my area.

    After 3 years of nothingness & a lot of houses going up for sale in the area about 3-12 months a number of sold signs have been put up this month.

    I suspect there are a couple of reasons behind these sales other than the housing market picking up.

    For instance, the last one on myhouseprice etc that was sold was at least £80,000 under priced. Something going on on that one....

    I cant really comment on the overall market as I have no idea!

    However, when we moved there were 3 houses for sale in the village (12 months ago). Currently there is 6 in a village of approx 200 people.

    They will sell, however maybe not at the price the people have them marketed for.

    Where I live (20,000 residents), one postcode area, looking at houseprices.co.uk for how many have sold, it's showing:
    April 2010: 1
    March 2010: 23
    February 2010: 20
    January 2010: 16

    Currently on RM in the same postcode area:
    Houses: 273. 58 marked as "under offer"
    Bungalows: 58. 12 marked as "under offer"
    Flats: 278. 29 marked as "under offer"

    Prices are still dropping.

    it did pick up for 18 months but looks to have flattened out now

    Currently 25 properties on Rightmove in my area, rising to 37 when you include sold STC. While this is a definite increase in properties, some unsold ones are now dropping prices to compete for buyers. No idea what this means nationally, but no doubt some previously reluctant sellers are bringing harder to sell houses to market.
    Been away for a while.

    Locally we had the 'bounce' first and strong but since about March the market has died - almost everything is seeing a price cut and lots of things that 'sold' in the last 3 months are now available again, very few 'solds' now and if they don't sell in the first two weeks then it seems they won't.
