Planning Application Objection

I have recently submitted an application to raise the hip on the roof of my bungalow and complete a loft conversion including a Dormer window to the rear and front.
Before submitting the application I visited each of my neighbours and discussed my plans.
The application has now been submitted and one of my neighbours has lodged an objection as he believes the rear dormer will impact on the privacy in his garden.
N.B he has a single storey flat roof extension built on to the back of his house which is approx 2-3 meters in depth. Therefore from our dormer window we would look on to the flat roof of his extension before being able to see his garden.
The subject of privacy is something my builder, architect and I considered before designing the extension.
However as the property next door but one i.e the objecting neighbours next door neighbour already has a rear dormer which can see in to my objecting neighbours garden we didn't feel it would be considered a problem if we included a dormer in our design.
I would be interested to hear if people think my neighbours objection will have an impact on the success of my application.
If people are interested in looking at the plans before answering then they can be found on the Fareham Borough Council website under Romsey Avenue address No.12
Thanks for looking and I look forward to hearing peoples thoughts.

By the way that is such a poor letter of objection I think they may pretty much ignore it, especially with your neighbours windows already looking in..
There is a planning guy that comes on her sometimes.
I am just a nosey git.

privacy is one issue that they have to look into no matter how poor the objection letter is.
The thing that you need to convince them is that there is already an overlooking window into their garden and yours won't make this worse - it also depends on what type of room the window is from, if the one already overlooking the garden is a toilet (not classed as a habitable room) and you have a bedroom window overlooking it, then they could have a valid point (from a planning point of view)...This is a system account and does not represent a real person. Thank you Ueful comments.
The planning officer is visiting the house on Monday morning.
Thanks again0 -
Just had a look at your houses on bing maps (they do great birds eye views which are better than streetview for viewing certain things) and your neighbour has no chance. Half of the houses on your street have got dormers and as you say, his neighbour to the other side has got one. Not a chance of turning it down unless its a totally different design0

Privact to a garden isn't a valid objection I don't believe - if you were staring right into his lounge then that would be an issue, but privacy to the garden isn't something that can really be managed or legislated for. It's inevitable in a built up area.
You can't exactly object on the grounds of it making dust either! What's that about?Everything that is supposed to be in heaven is already here on earth.

Privacy in a garden in an urban area doesn't exist. I used to live in a house in Portsmouth and if you were in the back garden, you could count at least 25 windows overlooking you. Most of us, even us retired ones, have more to do with our time than to spend it looking a couple of wrinklies in the garden. No planner is going to take any notice of spurious objections about dust during building operations, unless it was a huge project and not some small extension to a private house.I can afford anything that I want.
Just so long as I don't want much.0 -
if it's a private garden then privacy is an issue as it would reduce the amenity space for the affected house - maybe it's different in other planning authorities but i've dealt with this issue in three different ones...This is a system account and does not represent a real person.
