Obviously we'd idealy like the full asking price or more and I have told HN that there is no point in coming back with any offers below the £160k mark.
Your be lucky. We have been advised to offer 10-15% off offerss at the moment in the present market.
Remember house prices have stalled and started falling again. Some figures for 2 and 3 months in a row.

As for house prices stalling, they are up over 20% in your area, Brentford.
Your ability to predict house prices is pretty awful given that you have consistently called for a crash, while the market rises around you.
Why don't you post over on the Debate House prices thread any more? Is it because your fantastical theories get torn to pieces?0 -
Any buyer who just knocks a set percentage off an asking price irrespective of the property is not using their brain. Obviously some properties are priced realisitically to sell and others are priced optimistically or with the percentage-droppers in mind. In the times of raging HPI sellers, encouraged by estate agents, would price high hoping for an inexperienced buyer or mulitple interest and a bidding war. In times of stagnating house prices, sellers price realisitically or risk being left on the market or subject to the percentage-droppers whims. The point is that buyers need to be discerning and idsitinguish between the trying-it-on seller and the keen-to-sell seller.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I called a crash and was right I also called the second part would start in March. Aprill wasn't fat off and now prices are falling
I also still post on the house debate forum, thought you would of seen that with your 3 loggins Stiflersmum, Chucky and Nollag.

After being offered 157500k which we declined they said that they would come back after looking at their finances to see if they could go up to 160k.
Anyway received a call saying they want the property realy love it but their buyers have withdrawn their offer and so all things back to square one!
The above was around two weeks ago.
Meanwhile,
Had a viewing yesterday... they phoned Housenetwork to put an offer in for 155k (again 10k under asking price), we said no and again said we will meet them half way @ 160k.
HN call back and say they are offering 155750k now, to which we say NO and after discussing with my wife we say the LOWEST we will go is 159500k take it or leave it.
An hour later HN phone up and the viewer accepted our offer to them!
So all parties happy and house sold subject to this and that
Now hoping all goes smooth through the conyancing and legal system

Forget the advertised price, it's 90% irrelevant as to what price you get for the property. How much interest have you had aside from this offer? Always get as much of the information as possible that surrounds the offer. This will give you best opportunity to renegotiate. At end of day, if they won't pay what you want, the deal isn't going anywhere.I'm an estate agent. :j0
