Any sellers tips on haggling?

Hi,

We have our property on sale for £165k via Housenetwork.
We have been informed by HN that an offer of £155k has been put forward which we immediately declined (that was yesterday).

Obviously we'd idealy like the full asking price or more and I have told HN that there is no point in coming back with any offers below the £160k mark.

It's the first time we have sold a house so I was wondering if there are any particular "haggling" methods which may be usefull to get the best price possible without losing the sale if you know what i mean?

    If your home isn't worth £160k to someone else then you won't get it no matter how much haggling you're prepared to do.

    Is the £165k you've got the house up for realistic? Have you checked what similar properties in your neighbourhood have sold for in the last 6 months or so?

    Yes we feel it's fully realistic, we had 4 EA's round all said property was worth minimum of £160k up to £165 in current market.

    Will just have to see how it plays out fingers crossed :beer:

    Not sure anyone is paying full asking prices in the current market but it depends on a number of other factors. All you can do is hold is reject the offer and ask them to think again, good luck with the sale!

    A lot, if not most EAs will tell you what they think you want to hear just to get you to sign up. Unfortunately I understand that they are currently advising buyers to offer around 20% less than the asking-price but only you know what you need to sell for and what the actual sold prices might be where you are.

    You might feel that you're being realistic but actual sold prices are the ones to go by, not any old EAs sales-pitch flim-flam

    Good post, we are in the process of selling at the moment and the over valuation from our EA has resulted in us being put in a difficult position. Surveyor has valued property quite a few thousand short of agreed selling price, buyer will not budge. We are nearly 20k off the original selling price!

    WoW 20K and I thought 10k lower on ours was taking the p***.

    The amount is irrelevant. £10K off a house for sale at 100K is a lot different that £20K off a house on sale for £600K! It's the percentage that counts.

    6% off asking. Looks like a reasonable offer.

    Yes maybe from the % aspect yes, but 10k is 10k and when i think before the housing bubble burst our property was valued at £180k :o


    We will see what happens if we get another offer between 160 to 165k then we will have a deal but we feel that our property is at the very least worth 160k.
    We are under no pressure to sell and thats a good thing :beer:

    We are first time buyers in the process of buying our first house (cross your fingers for me)!

    As we have never done this before we had no idea how to decide how much to offer. We knew there would be movement on the first figure we offered. Everybody we spoke to from estate agents, friends, family who have bought recently & yeasr ago & a friend who is a property developer all told us to start with 10% less than the asking price.
    Hubby also found a tool you can download which shows you all amedments made to properties on rightmove. We saw it was originally put on Market In March for 160,000 but was brought down to 150,000 a month later. Our first offer of 145,000 was rejected but we knew they were desperate to sell & we really wanted it the house so we let them sweat a few days - even the estate agent rang us to ask if we'd thought anymore about i so we offered 146,370 & they accepted. Hope that helps.
