kriss, where is this area.
You're saying above that there are 'absolute bargains' 30% off 2007 which are not moving yet below you say you and your friends are better off individuals but can't afford

It seems a contridiction, your better off for your demograph, but still cannot afford the 'absolute bargains' that are there

Bargains in comparison to the prices witnessed in recent years when I was an FTB.

Im obsessive in my research. I keep virtually all the schedules for listed houses and I keep notes on past sold prices.

No doubt about it- in my typical scottish non Edinburgh/Glasgow town prices are down 25% across the board.

Which town is that then....

Heres one of dozens of examples I can give you. http://www.rightmove.co.uk/property-for-sale/property-26133235.html

Been on the market for some time, no offers, only 140K for a 3 bed, 2 reception room semi. The property next door, a mid terrace, sold for 168K 5 years ago!!!!!!

That there is an incredibly priced property but there have been no takers. Its madness. Take a look at the street view link, its in the centre of town- right next to the train station for an easy 30min commute into Edinburgh. And its in a really nice street where many of the properties are stunning detached 5 bed monsters!!!

That property would have sold nearer to 200K 2 years ago. Trust me ;)

Looking at the facts (http://www.ros.gov.uk/professional/eservices/land_property_data/lpd_stats.html), Fife is not continually in decline as you infer

Apr 2010 = £131,926
http://www.ros.gov.uk/pdfs/la_apr_10.pdf

Last Year
April 2009 = £125,126
http://www.ros.gov.uk/pdfs/la_apr_09.pdf

Looking at the price 3 years ago
Apr 2007 = £125,318
http://www.ros.gov.uk/pdfs/la_apr07.pdf

Apr 2005 = £103,503
http://www.ros.gov.uk/pdfs/la_apr05.pdf

In fact, I'm sure if you plotted the graph for the figure, you'll see that it's similar to what's seen with the Scotland average in that house prices have stagnated for the last three years.

Some months up

Some months down

Referring to the property you highlight, would you consider it to be good value, especially with the commutable links you have shown to Edinburgh?

Ummm, that's not what all the bears have been saying for the last couple of years......

"Just wait til the Tories get in" they said.

"They'll want to crash the market as soon as possible, so they can have a recovery in time for the next election" they said.

Well the Tories are in, and the new independant body they set up is forecasting 22% rises in the next 4 years.

Sorry, you seem to have misunderstood my point. I was merely suggesting that government bodies (of any particular persuasion) do not talk down any market that is of importance to the wider economy.

What I was most certainly not trying to do was join in the puerile bull/bear baiting that appears to considered "debate" by a small number of infantile posters on this board.

That property is so cheap my parents were practically begging to buy our current house from us so that we could put an offer in on that one!
• I wouldn't mind betting they'll rise even more than 14%. :money:

And here is my prediction.......

The OBR will never predict a downturn in house prices. They are a government body and are not in the business of knocking confidence in the housing market.

And here is my prediction.

You are a Tory pr@ck.

I'll give you some good advice. Take more water with it.
"There's no such thing as Macra. Macra do not exist."
"I could play all day in my Green Cathedral".
"The Centuries that divide me shall be undone."
"A dream? Really, Doctor. You'll be consulting the entrails of a sheep next. "
