In the area that I wanted to buy (Tottenham Hale) you can't get anywhere near 30% off peak prices, it's currently about 90% of peak prices for a 3 bed victorian house. I would probably buy at the rate of discount that you are talking about, but it isn't anywhere near as low as that.Sure but prices are driven up my demand.
Theres a couple of absolute bargains on the market in my town. 3 bed semis with 2/3 reception rooms, about 30% cheaper than they sold for in 2007.... yet there are no takers whatsoever...
I take all these stats with a pinch of salt.

You're saying above that there are 'absolute bargains' 30% off 2007 which are not moving yet below you say you and your friends are better off individuals but can't affordTake a look around- me and my friends represent some of the better off individuals in our demograph (late 20s) yet none of us will be able to afford a nice family home for many, many years.
It seems a contridiction, your better off for your demograph, but still cannot afford the 'absolute bargains' that are there

It isn't a lovely area at all, but it is being regenerated and will be an ok reasonable area in about 6-7 years. Mostly my properties are in Battersea which is a nice area.
I missed a one in the same street that we already own one in, which was a bit annoying as it was the same estate agent that we bought through (Winkworth) who I had told I was definitely in the market for another house in that street. I can't say I share their optimism. Where do they see this 22% of growth coming from exactly? We'd be lucky to be where are now by 2014 with the cuts about to come.0

The OBR will never predict a downturn in house prices. They are a government body and are not in the business of knocking confidence in the housing market.
Ummm, that's not what all the bears have been saying for the last couple of years......
"Just wait til the Tories get in" they said.
"They'll want to crash the market as soon as possible, so they can have a recovery in time for the next election" they said.
