To ensuite or not to ensuite

Hi there,
Looking for some opinions! We purchased our first floor 2/3 bed flat in a Victorian semi around a year ago. 2 decent sized bedrooms with a third.. well it was advertised as a bedroom but at 2x2.5m with no external window I'm having problems calling it as such!
We're thinking of converting the third bedroom (which is adjoining to the master) into a small 2x1m ensuite and a seperate walk-in closet. However all I read on the net is 'don't sacrifice a bedroom to create an ensuite'... except I have a hard time believing people would consider this room a bedroom!!
Thoughts and experiences on this would be gratefully received :j

Would it be possible to get an external window put in, therefore making it possible for it to be a baby's room? If it has a source of natural light it could be an office/storage space?
If you are doing it for investment purposes - well, it's possibly not going to make money for you especially in the shorter term. However as it's your home and especially if you expect to be there a long time then go for it on the basis that it would make your home more comfortable for you.
If I were buying I think I'd rather have two good sized bedrooms, one with an ensuite, rather than have a third bedroom which can't really be used as a bedrooom...0 -

Seriously, I would use the space for something that any new owner in the future can do what THEY want to do with it. Maybe an office or I would choose to make it a clothes storage room/walk-in wardrobe. I would love to have a clothes free bedroom!
In our house (a 2 bed bungalow) we chose to swap the living room from the front to the back. We then knocked through from the 'new' living room to the dining room and fitted bi-fold doors. We now have 'sleeping' at the front and 'living' at the back but anyone who might buy the house in the future and wants to return it to how it was can do so easily by re-bricking up the wall.

I think en-suites are an over-rated fad. I would go for doing something else with this room.
I think it depends on the family size. We're two adults and three children and it's useful having two bathrooms, especially when everyone needs to get ready at the same time.Here I go again on my own....0 -
I wonder if any one with a family , who has had an ensuite , has ever downsized to a single bathroom. Its a bit like a downstairs WC , you don't necessary miss it , if you never had one.But after use, could not live without it.
To return to the OPour first floor 2/3 bed flat
So is the property more suited to a professional ( estate agent talk :rotfl:) couple or a family.0
