            seven - please do not despair - read up on your local council's website and see how they are interpreting this Act. The most draconian measures are applied to mainly 3 storey houses. BUT, you must act quickly, as the deadline for registering was July. If you are abroad, you can legitimately say that you did not know, i hope. BUT, you will need to complete a lengthy application form, and you will need to appoint a local manager, and you will need to pay the license fee. until you talk to your HMO team, you will not know. You could perhaps nominate your son as the manager. If the lodgers were cousins of yours, they might be classified as one household (family) and therefore not a HMO.0

            Mine IS a three-storey house (well, it has a bedroom (original) in the roof space, my son has this room). It's four-storey if you count the cellar.

what on earth are you talking about - no one helped me buy my properties, i did it myself, i studied for a darned long time, risked a huge amount, and got my business started entirely due to my own efforts.
the people who are getting assistance here are the millions of folks who get state-assisted-housing-benefit !!!!!

Explain how the person Op is refering to is going to afford said property ? Job = income, income = no housing benifit = pay rent.
Job also = must pay council tax and other items that mey be recieve on benifits.
Exactly what salary is the person the Op is refering to going to be on that they will be better off with a morgage for 120k + .....
I am not having a go at the person being a single mother or circumstance but you have to look at the bigger picture, while she is working who will look after the kids ? child care costs ?
its not a simple case of i want a house can i have one please.
its a case of income = means to purchase house, purchase hosue is done because it fits lifestyle.
if there is no means to support the property and costs and child care costs I suggest op doesnt bother.
Also there is a very large risk involded in this whole scenario.
Fistly the person op is reffering to by the sounds of it wont be taking any risk, if the person can get employment they should then after that point consider purchasing a property not the other way round,
I personally would not risk purchaseing a property for someone else .... if the goverment stopped the housing benifit system on monday morning how would the morgage be paid ?? all benifits are just that .. the goverment can stop them at any point.If it doesnt pay rent sell it.

Assuming Income Support for the mother as a single parent, the only option for benefits would be mortgage interest payments. "When will I get the first payment?
People over 60 are entitled to help immediately, but there are waiting periods for everyone else. If you took out your mortgage after 2 October 1995, payments normally won't start until 39 weeks after you claim. How ever, you may get payments sooner if:
you got your mortgage before 2 October 1995
you are a carer and the person you look after is eligible for certain benefits
you are a single parent whose partner has died or left
you are an offender and are waiting for a trial or sentence
your have mortgage protection insurance but it won't pay because of a medical condition you already had when you took out the insurance
your mortgage replaces a previous mortgage on the same property, which was taken out with the same lender on or before 2 October 1995
If you are in one of these situations, you will probably be eligible for no interest at all for the first 8 weeks, half of the interest for the next 18 weeks, and all of the interest after 26 weeks. You will have to pay for any interest that is not covered from any income or savings you may have."
So the mother would need enough money to pay until mortgage interest payments kick in.
She would still be entitled to full Council Tax Benefit if on Income Support.Torgwen..........
