Landlord won't let us go into rolling tenancy after 12months

Thanks for the advice. I am finding it all a bit weird when I see how many problems LLs have with landlords that we would get evicted.
Shelter site seems very good. Lets see if they issue the notice correctly anyway.

My understanding is that a large minority of notices served on tenants are rejected by judges for admin reasons (not filled in or served correctly) when the possession hearing reaches court.0

Hello,
Looks like we might (with my teeth grinted like you would not believe) sign for another 12 months. The house we wanted to buy is off the market and there isn't much around at the moment. If we had to move it would cost loads and be really difficult to get anywhere for less than 12 months.
I am so !!!!ed off but it's seems the best of a bad bunch of choices. I wanted to call their bluff but after a week hubby decided we should just renew and I can see his point of view (I like a fight, he is the level headed one!)Anna :beer:0 -
I'm curious. If the LA issued notice and the tenant refused and it went to court* and the judge threw it out because of a technicality how would things stand with regard to the lease? Would it have become a rolling contract by default due to the time taken or is there some sort of hiatus on things while the legal proceedings are taking place?
*and they all had ice cream cos there's not enough 'and's in that sentence yet.0 -
I think it would be a rolling tenancy until either party successfully gave notice (2 months for LL, 1 for T)Anna :beer:0

And what if you see your dream house go up for sale the day after signing.
have you considered not signing, then after their notice expires, find a 6 month let somewhere else with a landlord that says they are happy to let it become periodic after the initial fixed term. That way, you could be on a more flexible footing by next spring when most properties come on the market rather than towards the end of the summer when it starts to die down.0
