leaflet drops

Our purchase of a property on a particular development has just fallen through. There are some lovely properties on the development and I have been considering putting leaflets through some letterboxes.

has anyone posted leaflets through doors in are they wanted to move to asking if the occupents were thinking of moving?

has anyone been successful or has anyone received such a request

What kind of wording should I use?

    Someone I know did this and was eventually successful, but had a number of abusive calls from people angry about being leafleted by someone they assumed was an agent masquerading as a private buyer. My tip would therefore be to make it crystal clear that you are a genuine private buyer.

    We did it recently....

    I put 10 leaflets through doors and got no replies whatsoever. I posted 40 leaflets (first class stamps, addressed "to the owner") and got maybe 5 replies (not bad). Two thanked me for my interest, but weren't sellng. One I "under-estimated the size of the property" (and would have been WAY too expensive). One could be interested in selling in a year or two, but we cannot wait that long. The final one was very promising and we did go and view the property and the owner got some valuations: unfortunately we couldn't stretch to that amount (valuations for that type of house in thus area have lept by about 15/20% in the matter of a month this Spring...!). I probably would have gone for it, but husband didn't think it was worth it...

    So it didn't work out for us, but nothing ventured, nothing gained: would do it again.

    Just a straightforward letter. Aplogise for the intrusion, but you are seriously interested in buying a house in their development and explain you situation (we were cash buyers, ready and keen to proceed asap). We gave postal address, phone number and email address (4 of the 5 contacts were via email...).

    I did this recently. Recevied two responses, one was from someone who passed on details of their friends house who was on the market anyway. Th eother response was of people who were considering selling, we had 2 viewing sbut decided they wanted too much money for it.

    Definitely worth doing it, nothing to lose. Mate of mine bought his house that way.

    I put info regarding my situation, saying what we are looking for and if they or anyone they know in the area is interested then please get in touch. I also put headline saying save thousands on estate agent fees to attract some attention

    I wouldn't have thought it a great idea unless you're prepared to pay over the odds, giving an "I'm desperate to buy your house" leaflet just means someone will think they can cash in

    I wanted to stay on the same housing estate but move from a town house to a ground floor apartment for health and mobility issues,i leafleted all the ground floor apartments and had 5 replies,we got what we wanted and they got what they wanted,win win situation

    We sold to someone who put a leaflet through the door. When the leaflet arrived we already had a buyer who pulled out two months later. A couple of text messages back and fore and they came to view that day. Agreed to pay the price agreed with the previous buyers and the sale proceeded well.

    We targetted a specific house previously after missing out on the one next door (they were two identical houses in a mixed road). Got a nice reply but didn't work out that time. I would definitely do it again if there were specific houses I was after

    Don't forget you are unlikely to gte a bargain that way as you are asking to buy a house from someone who posssibly isn't selling, so a "push" factor will be needed

    My friend sold to a buyer who leafleted her. She was getting married a few months later and wanted to live in her house til the wedding. The buyer was happy to wait for her and still paid the price they originally agreed even though the market dropped between the original sale and completion. Her buyer wanted a cottage near her village pub and it fitted his needs, so it was a perfect situation for all of them.
