Having new bathroom what would you want if you were buying my house?

Before our house goes on the market we are putting in a new bathroom to the ensuite.

The house is a 5bed with large ensuite and currently the room is horrible.

The house is likely to go on the market for 400K so what would you like to see?

A new white suite and white tiles? a style statement freestanding bath? or just a shower and where can I get a good deal from please.

Any ideas appreciated as sending myself mad by looking at sites.

It's all very subjective isn't it I personally would prefer a nice white suite with white tiles, I don't like freestanding baths and whilst I shower everyday and rarely use my bath I would be sad not to have one when I want to use it.

However you said it's the ensuite you are changing so if you have a bath in the main bathroom you could just put in a shower.

You can't go wrong with a simple white suite. As it's the ensuite to the main bedroom and you've got lots of space, what about one of those double showers, ie can take two people at once?

Lots of storage, eg a built in sink unit with cupboards and drawers under is always good in a bathroom.

I don't think it's necessary to tile the entire room - it's dreadfully expensive for a start - but a tiled floor would be a plus IMO.

TBH I don't know where to go to get the fittings - the real expense is paying the plumber and tiler (another reason to not tile the whole room, just the shower area). Plain white tiles would do OK there.

If the room is windowless then I'd suggest lots of ceiling spotlights to ensure it is as bright as possible.
  • I'd prefer all white with a few blue/green coloured accessories to brighten it up.

As you already have a bathroom I'd go for a spacious shower room. As you won't be there to appriciate it keep the suite cheap, as they won't be able to tell the difference. But don't go for the cheapest taps, towel rail etc - go for mid range and above

White with white. Shower and bath if you can fit it. Just plain and simple then people can add their own bit. I have limestone tiles with white double ended bath, sep shower - all in white. Better for you to invest in good quality towels on a plain white suite, which will have the wow factor, along with a few Molton Brown toiletries. It spells out more in quality and style than a 'fashion statement' which will last 5 minutes.

All white, and most estate agents reckon a power shower is a plus, even if only over the bath.

Can you get away with not changing the bathroom at all? I would just make sure it's immaculately clean and fresh.

As a buyer I would want to put in my own choice of suite and wouldn't want to think that the vendor had wasted money on a bathroom that will only be temporary! I think I'd prefer to pay less for the house overall and have money left over to do my own refurbishment.
  • Don't bother wasting your money on those things you wash your feet in. Complete waste of money!

But seriously I wouldn't say white! It's really cold and boring!

This sort of thing would score very highly in my books:

http://www.plumbworld.co.uk/1259-14500 (they do it in white too but I like the wood style more!)

Plenty of storage and quite stylish, I wouldn't expect any less from a house with that price tag and TBH would be a little disappointed by a bog standard white suite...

    Always always white.

you could get a sort of white marble ish effect tile sort of thing where its got a very neutral sort of fleck in it just to break up the white a bit more.

agree with windym get good quality towels (not a waste of money as you will be taking them with you) and good quality very posh toiletries

pick the toiletires up from ebay cheap and will make your bathroom look lovely!!!
