I can understand why they might be worried about a bike rack but (if there is room) what about a bike shed with lock and key? If it was me, I would consider installing this, putting their bikes in there and telling them they can have the key when they contribute a fair proportion of the cost. I would split this equally between the three flats, since it would also be a benefit to any future tenants of yours. Give them the opportunity to agree to it first but on the basis of H&S I do not think it is unreasonable to go ahead without their agreement.

This is a common entrance hall, not a storage area. They have no right to clutter it up with bikes. Tell them to remove them and either find external storage or keep the things in their own flats. I cannot see what the issue is.

we leaseholders have sheds in which we store our bikes. We pay an annual charge for this of £50 but it is worth it for the extra storage.Leases here say that communal access areas have to be kept free ie no bikes, prams or wheelchairs and everyone here knows this prior to them buying

I think the issue is that the OP need to find out where he left his balls. He should decide the outcome he wants, relay that to the people concerned in no uncertain terms and be prepared to act accordingly in the case of non compliance.

If he keep doing what he's always done, he will keep getting what he's always got.

I can't see the big deal in principle - depending on the size of the hallway. Our common hallway has about 10 bikes tied to the railings. It would be really annoying to have to carry them up the stairs all the time.
And one of our neighbours sometimes leaves her pram there as well.

Although in our case they don't block the entrance... (although a couple of them are in the way of the entrance to the back garden which might be a little annoying if I ever tried to use it)

Really? Or was the bridge a bit dark and cold this morning?
  • Thankyou for all your advice suggestions. Much appreciated.

I have been onto the local authority (private sector enforcement) and they advised me to call the local fire station of which I did and were next to useless. The fire station said there was nothing that they can do and advised me to see a solicitor.

I will send all the flats the information on the Regulatory reform act and see where the land lies then.

Again many thanks for all your advice

I think you should go help yourself to a few of the bikes whenever you feel like going off for a whizz around town/countryside. They appear to be for communal use don't they?

There should be a fire safety officer who will come out to your property and fit a free smoke alarm and check for fire risks.
    he's the one to ask.

Wow. Another piece of paper for them to throw in the bin. Well, if that doesn't get results, have you considered a strongly worded letter to the Daily Mail?? (How I wish there was a sarcasm button).

The comunal areas are YOUR responsibility. You need to TELL them...

    a) What you expect
    b) When you expect it
    c) The action you will take if a) doesn't happen by b).

Then you just need to do it.
