No inventory professionaly cleaned

    it is unfair because the landlord didn't clean the flat to a high standard before they moved in. the tenants basic obligation is to return the flat to the landlord in the state they received it, minus reasonable wear and tear based on the length of time they were in the flat. just because you put a clause in a contract saying they must do otherwise doesn't mean that it is reasonable or enforceable.

    The only point I am trying to make is that they effectively shot themselves in the foot by not having the flat cleaned before they moved in, how can they now prove what dirt was there before they moved in and what dirt wasn't?

    It's not hugely expensive getting professional cleaners in and it's not worth the hassle arguing over their deposit getting docked for cleaning costs that they dont agree with and they have to then argue over.

    People keep quoting me and saying how the landlord should only expect the flat returned in the state that the tenants received it which i completely agree with but through experience the letting agent will charge you for as much as they possibly can and it is simply not worth the hassle arguing over this.

    I'm not gonna bother saying anything else on this thread I feel like a broken record

    They must prove nothing, it is landlord who should prove he has the right to deduct from tenant's deposit.
