No inventory professionaly cleaned

    it's perfectly normal as long as it was in a rentable condition when the tenant received it.

    They moved into the flat willingly and didn't ask for it to be professionally cleaned so we can only assume that it was in a rentable condition when the tenant received it.

    It isn't unfair for the landlord to expect the flat to be cleaned to a high standard when he/she gets it back even if the tenants weren't bothered about the standard of cleanliness when they moved in.

    In a sense all they did was inherit the dirt of the previous tenants and they have to deal with it now too.

    Thats pretty well nonsense too. A landlord should not expect the tenants to better the place at their expense.

    The flat was a tip when they moved in because they chose to move into it that way. I dont see why the letting agent or landlord for that matter should foot the bill because that's how they chose to receive it.

    Is it really worth the hassle of fighting them there are more important things in life and when you're moving you're already so stressed!

    To the OP in the spirit of Big Brother you've had both views (adopts dodgy geordie accent) YOU DECIDE!

    I think the tenants will be pretty hardpressed to prove that they received the place in a less than pristine condition therefore it will save them the hassle of having to argue over bits of dust and burnt on stains if they just get the bloomin' place cleaned!

    Why should they clean up someone else mess for free ? It's the landlord who has to prove it was in a pristine condition not the tenants!
    I'd dispute it if you tried to make me clean up someone elses flat!

    Thanks for all the advice - Of course we will clean the house before we move out but think its unfair that we have to pay for it to be "professionallly" cleaned when we specifically said we did not want it professionally cleaned when we moved in due to the cost involved in having it done when moving out. We will see what happens. x

    it is unfair because the landlord didn't clean the flat to a high standard before they moved in. the tenants basic obligation is to return the flat to the landlord in the state they received it, minus reasonable wear and tear based on the length of time they were in the flat. just because you put a clause in a contract saying they must do otherwise doesn't mean that it is reasonable or enforceable.

    Does you inventory mention anything about how clean it was?

    Our last LA wanted us to pay to proffesionally clean the carpets but after I pointed out it specifically said on the inventory that they were not professionally cleaned before we moved in they backed down.
