IVA successful for business but due to downturn in economy secured loans a problem???

Hi,
I have a Leasehold newsagent shop business and have secured debt on shop lease. Also had lot of personal and business unsecured creditors. Iva has been approved since feb10 and paying instalment for iva.

But due to down turn in economy my shop sales are declining badly, Its getting tough to pay £800 towards sercured shop loans and £600 unsecured loans for iva.

Due to bad credit rating bank does not reduce secured loan instalments. I will loose business if i dont pay secured and iva instalments.

I cant transfer the business becasue secured loan has to be paid to bank for loan secured on shop lease. I will loose out everything.

Any help to reduce secured loan.??????
or
sell the shop and pay off secured loans....?
