    I wouldn't knock 3k off either, i would board over it before i put my house on the market.
    The op asked approx the cost of work, take down,disposal, reboard, skim,paint, so a specialist company would charge this.

    I have asbestos corrugated sheets on the roof of a room that was once a single garage. I've been quoted £800 for their removal by a specialist firm.

    I'll do it for £500:D

    Phone your local council and see if they offer a removal service, then take it down yourself, useing the relivant PPE.( not a damp hanky):rotfl:

    garage is approx. 18" x 11"; boiler room is approx 11" x 9". thanks for your help - i know you are sticking your neck out somewhat and i appreciate that. i am not looking to 'blame' people for correct/incorrect quotes! a ballpark figure is exactly what i want, thanks again.

    Garage app £1,400 to remove again around £400-£700 for reinstatement and decor
    Boiler room £1,000 to remove and £350-£550 for reinstatement and decor

    Decor prices will be negotiable if carrying out the two rooms there is obvious room for movement in those prices but removal costs you should try to target around 20% below if possible.

    If both rooms are adjoined then the fee for removal would most likely be around £1900 for both. So all in you are looking at a cost of around £3k for both rooms as a ball park figure I would say. You could always have them carry out the work before sale but I would be sure to let them know beforehand that you will want to see certification to confirm it has been carried out as per regs, a poster above has mentioned that the regulations regarding this type of asbestos (chrysotile)are under review, this reveiw process does not affect the possible harm the substance can cause merely the facts that it is mostly eradicated due to removal and redecoration works carried out since the mid eighties when it was last used, and also to do with the way it is currently handled ie under licence the licencing is due to be relaxed insomuch as it will no longer be notifiable in the same way but will still need to be treated and handled in the same manner, so to Joe Bloggs in the street there will be no significant change, the changes are to adjust to the needs of industry more than anything else.

    My survey said the house i was buying has asbestos - couldnt use it to lower the price tho - its standard that the houses on this estate has asbestos so no bartering power in it.

    We have left most of it in situ - doesnt cause any problems being there. we have removed the stuff round the boiler as we took the boiler out. We just put it in a bag and took it to the tip - they have a special place to put it.
    2012 wins approx £11,000 including 5k to spend on a holiday :j

    Let's just clarify something I'm not saying you cannot remove it yourself anyone can the regulations to not apply to individuals carrying out work on their own property in relation to removal, all you need is a hammer and a bag.

    What I am saying is you would be foolish to do so because the fibres would then become airborne within your property and more importantly you will inhale them most people are lucky and will have no ill effects but some will DIE as a result of it.

    and having the firm round means it wont be airborne? sorry but i dont agree, ive seen them do it, a mask hun is all they use,
