Ive the rung EA back to tell the vendor that we will now need to viewings, one during the week for me to check that the place is still standing, and another for measurements at the weekend, and no exchange until then. And i will make sure we mooch about as long as possible, no more mr nice guy.
She said alot of people cancelled viewings today because its expected to be hot tomorrow.0 -
Although I think this is right, we have a situation where the buyer has asked for and been given an appointment Now the vendor has reneged, I would want to have the viewing and deal with the questions before exchange, because this is a definite indication to me of an uncooperative vendor. DVardy you hit the nail on the head, my big issue is that we didnt want to inconvenience the seller, this would be our first visit since our offer, and Ive asked on both times when over the weekend it would be convenient for them (they have young kids), and we would come whatever time they choose. Does make me think there maybe a reason, which makes me wanna dig my heels in more. I dont want to ask them these questions or anything else after exchange, because I think they would be very unco-operative then too.
Goldengirl, they having a kids party tomorrow, and we were supposed to go in the morning, so I know they not going away, surely 20 minutes of people measuring a few bits and 2 minutes of chat is not gonna disrupt their party plans massively? I dont know, maybe im over-reacting, but i go out of my way to accommodate people, it wud just be nice to get the same back in this instance anyway.

Fair enough. If you've a bad feeling about things, though, I'd still focus on the major concerns - making sure things are working/in good condition, that type of thing (and, if you need to measure or check where important bits like stopcock are, do so). Things like bin day, you can ask the neighbours if you need to.0

We've already had our survey which came back with no major problems, just the usual things like checking electrics, gas and heating. Which we did, had engineers out to do inspections and passed with no huge issues. So we happy with it all so far, we just really want this one visit, to tie up all the loose ends, hence compiling the list, so we can do it all in one go, and not have to keep asking questions later.0

Just ensure that they realise they’re jeopardising a timely exchange. Exchange is where you commit, and you are perfectly entitled to delay until you are 100% sure it’s right for you in all respects.livalicious wrote: »Thanks for the replies everyone, but im so annoyed right now.

Ive read a thread where sellers have said they would give their left kidney to please their buyers, I think we've tried to be as accommodating as possible, get things moving as quick as possible, etc. but I think it may be time to play hardball. I have made it clear to the EA that we wont exchange until we get a viewing. Maybe we should just do what ILW suggested.... :rotfl:

Mattressman yeahh! I just went on there to have a nose round, and u right, got great deals on there! U must have read my mind, because once this whole stress-inducing experience was complete (fingers crossed) I was going to ask on here about finding good deals on furniture, white goods, bits and bobs. We literally have nothing, so its nice to have one heads-up already! :T
I just sent the vendor a text to tell her about delaying exchange, just in case, sometimes I feel like its chinese whispers between the vendor, estate agent and I. And the estate agent often times forgets to pass things on. So at least Ive told her now, and who knows maybe she will hopefully give us 20 minutes of her time to get this sorted.0 -
