    If it's only the work of a moment to locate the energy suppliers, it clearly won't involve much of a deduction from the deposit. You do appear to be subscribing to the notion that some deduction from the deposit should be made for the landlord's time for this. I am quite suprised at your change of mind.

  • And I'm quite surprised at you confused state regarding my clearly stated stance on the matter. Then again, you are the one who spent "the best part of a day" finding out who the energy supplier is when, for the rest of us, a 2 minute phone call is all it needs. You can hardly hold the tenant to account for your incompetence.

    If the landlord is responsible for doing this extra work without charge, then it doesn't matter how long it takes. The fact that you are considering how long it takes at all, implies that you must consider it reasonable for the landlord to charge for this sort of thing if it takes a long time. A complete volte-face!

    I am sorry that you couldn't follow this simple inconsistency in your dismal repetitive utterences. Sheesh, and you call me incompetent!

    You attempted to justify the charge by saying that it took you the best part of a days work to establish who the supplier was. I was merely pointing out that what may take you the best part of the day only takes the average person 2 minutes. Trying to pad a job out to make it seem like a much bigger effort is a common tack often seen on consumer affairs programmes where, for example, mechanics will try and up the bill on a pre-quoted service for no extra effort over and above what was expected.

    Personally I have no problem what a landlord dictates prior to my signing a lease. If I don't like a term or condition I'd ask for it to be removed and if that wasn't possible then I'd simply move on to another landlord. In op's case as it's not part of the contract I'd change suppliers if I wanted to. My experiences with landlords has been pretty good and without them frankly I'd be on a 10 year council waiting list living in a tent somewhere.

    The terns of the deposit could have clause put in to say "When you hand back the keys I expect to see written proof of who your utilities suppliers have been most recently. If you don't, I may end up tracing them myself and so I will withhold £50 of your deposit for each utility not notified.

    That way the tennant is onto a better deal because as long as she whips out a copy of the electricity bill and gas bill as she signs the house back then there'll be no loss on the deposit. It's only like when they go back through the inventory with you before refunding the deposit. Just now while you're proving you didn't nick the hoover, you can also whip out a gas bill while you're there.

    The landlord gets the security of knowing £100 is gonna put anyone off leaving it all to you, and if you still manage to get a duff tennant then you're quids in for your trouble, all signed and agreed.

    What level of dishonesty? I'd challenge your 2 minutes, normally you'd be on hold longer than this before speaking to an actual person.
