perssonnally, I would swallow my anger, pay to rip the trees out tidy the bushes *and* fix the fence, and sell up, because losing £2k for gardening is better than losing £30k by using a quick sale company.
I really wish we could but he nit picks about everything and I suspect if we 'fix' these issues he will find others and others knowing he has us over a barrel.Some People Live & Learn, Some People Just Live...0 -

He doesn't know we're selling - we're only moving because of this hassle over the past few days. Thats part of the reason we want a good quick sale company as we dont want for sale boards or viewings etc as he will then use this as leverage to get his bullying ways
We can afford to cash buy another house - not a great one but bigger and nicer than this one. Ideally we wanted to save for another five years before moving but he has forced our hands.
Therefore if anyone does have any good stories or can recommend a quick sale company not as bad as the rest I would appreciate it (the one with guaranteed 70% of valuation sounds good but worried they would tell valuers what the value should be like mortgage companies do). Losing 20k or so is far from ideal but to save losing the dogs, to stop my husband being arrested for assualt and to stop myself ending up back in therapy or worse back on tablets I think it may be our best option to take the hit

The obvious temporary solution is not to engage in conversation with the neighbour - just say hello and briskly walk away. There is clearly no point in debating the access thing with him, either leave it for the next owner to deal with or get your solicitor to write a letter clarifying matters. You are more likely to be able to get a reasonable price for your home at auction, just as quick and you can set a reserve.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

I can see your need to move. With a quick buy company, you may find you lose 30% of the value of the property. But you may well find that even with the awkward neighbour, you are looking at being able to sell it on the open market for as little as 5% or 10% off. When the property market was booming, I know of a property which could not have dropped more than 3.75% from a good expectation, despite an assault and various solicitor's letters being declared to buyers.
So I would suggest you get some Agents in to value the place. You have an indication of the quick buy offer [although once you commit their valuation fee, you may find it the offer drops]. Then think about what price you could put it on the market for to look attractive and make a quick sale.
As for the karma aspect, I am sure you are dead right. Once a neighbour acts as a brass hole and drives someone from their house, you wouldto find that the incoming people are people who find the move into the area to be a step up they could not otherwise afford - and if you take a discount, it does lower the Land Registry record for the area - which is quite influential in setting Agents expectations. In the case I mentioned, the house was finally sub 200,000 rather than being over.Hi, we’ve had to remove your signature. Havent been on the forum for a few weeks, however just stumbled upon this post. It seems to be a regular thing that people on here give out very bad and potentially law breaking advice
Eco-friendly does not know what they are talking about "If the police and the environmental health weren't involved in those issues, you've 'nothing to declare' don't give your property away because there's an a$$ hole living next door to you"
I can assure this is poor and completley wrong. No dispute has to have been an official one, all that does is leave a clear audit trail should the potential new owner wish to sue you. However I can tell you from experience this audit trail is not necassary.
If you sell at auction it is buyer beware and you do not have to provide a full legal pack and even then people are not that bothered. BUT if your property does not sell it will be blighted and the chances are you could end up stuck with it.
I would def avoide this fast buy "prey on desperate people" scammers. I too have had to research all these avenues and i suggest you read my previous posts or pm. IMO and it is only my opinion the best route seems to put the property on the market at a very attractive price and make sure the agents are clear to potential buyers you would be willing to neg for a quick sale

Thanks - found out a few things from hubby he previously told neighbour he wanted done so that !!!!ed off neighbour before he started making his demands on us!!!! :mad: Neighbour is a nit-picker at times but if you have a wasps nest living next door you dont poke it, hubby should have left things alone I think (espec as he is in wrong about his facts on a few things). Am going to try and smooth things over with neighbour so when we move we have no issues and can sell normally via estate agent especially as we can take our time over sale to get good price hopefully.
Thanks again for all the advice, still want to move as too many bad memories here although now want house with a basement where a husbands corpse can lay undiscovered!!Some People Live & Learn, Some People Just Live...0 -
As a warning to others the reviews above seem to be right and stay away from these companies if you can! I am now receiving phone calls and letters from the quick-sale companies I contacted and they will not accept I was just enquiring about this and don’t even have a new house to move into yet! They seen eager for the business and are coming up with all sorts of silly ideas including one arranging 'block viewings' for the house - when I asked why she said she finds someone to buy the house for 20-30% less than market value! I explained that I was not selling yet and if I wanted people to be traipsing through house I would sell for full price with estate agent and not for less through them. She would not accept this and tried to arrange viewings again! Then after I got rid of her she phoned back later saying she wanted to arrange a pre-viewing inspection! One company even started sending me their newsletters and tips on how to sell house etc!
Despite not requesting it two posted me paperwork to sign (and I get £50-100 cash if I sign quick..!) but in this it says they can drop the price at any time due to various conditions such as market value change and then if I refuse the lower offer I have to pay their solicitor fees, my solicitor fees, their survey and costs AND1-3% of the market value of the house! Despite them saying all over their sites there are no costs!
Also - to any of these type of companies on this forum please do not send me any more pm's offering your services. You may well be different from the other type of companies as you say, however a company joining a forum, having no posts and then messaging people advertising their business does not instill faith in that company. I came on here for advice which I got and am very thankful for - I did not come on here to receive pm's about how your quick sale company is better than every other one and how I should phone you!Some People Live & Learn, Some People Just Live...0
