    Get us to book a viewing and it will sell! Last 8 houses we have booked to view have sold before we got to view them! Some of them had been on for months and others 2 days! We seem to have become good luck charms for sellers!

    Because IMO you probably won't see these prices for a very long time. Your price range is doing better than the lower end of the market.

    i dont think someone should buy your house before they buy mine! mine has been on longer so nuurrrr.

    i know everyone will shout. but its not always as black and white as "its priced too high". We live in a town where there are too many houses and not enough buyers and they are building new paper houses on every space inch of grass. our house is priced right for the house, all 3 agents we had came back with the same price, its very nicely priced compared to others in the area etc etc etc etc But noone is buying the 'smaller' type properties to be able to allow those people to move upto our family home style.

    its very annoying but its just how it is. No viewers have ever given us any bad feedback, just "oh we love it, but no thanks"

    its frustrating but it will sell at some point. Just hang in there

    I'm afraid it is black and white or more precisely supply and demand. You say in your area supply is outstripping demand therefore prices need to be lower so more people can afford them thus more demand to even the balance.

    EA will overvalue your house in order to secure your buisness. If your hous is not selling the price is too high. It really is that simple. I'm seeing the same thing in my area only the lower priced higher quality houses are selling. You could redecorate/make improvements to try and attract the few buyers that are out there. But your house has to be better or cheaper than other similar properties.

    ha ha ha i knew someone would say that. in a black & white world, yes you are right, if everyone in Bridlington was to reduce their house prices to a give it away price or maybe we could have a buy one get one free deal going on, then of course they would sell. maybe a developer could come in, buy the lot, flatten the town and start again. but as we know nothing is ever as clear cut as "drop your price" is it, really

    I would also make sure the description is accurate, we went to look round a beautiful three bedroom house, loved it until we went upstairs and the third bedroom was little more than a cupboard. I'm sure it would have sold much more quickly as a 2 bed + study or a 2/3 bed, even at the same price, but all the people looking round it needed 3 bedrooms, so it was a pointless viewing.

    I wouldnt worry to much until later in the year a lot of people have put buying a house on the back burner until the emergency budget, then they can re access their own situations, and i think this will be when people start to buy again.
