Good luck. Just look at it this way: If you don't get this house because someone offered higher then you weren't meant to and something else will come up soon. There is no point in dwelling on closed doors.
Also if they come back to you and say that someone offered higher but won't provide that in writing then force them to put it in writing. They don't have to state the amount of the highest bid but they do have to reject your offer in writing and if they won't they may be lying to you. (we had this happen when we were looking for a house - never used that estate agent again).0 -

I was in a similar situation to you once, I bid to my highest, got the property but then when the survey came back there was no way I could afford to do all the essential work plus pay the amount I'd offered so I had to pull out (vendor wouldn't drop price).. so even if you 'win' this bid, be careful with how you proceed and don't let emotion take over...
