Have i been gazumped, what to do next??

Hi,

Wednesday my ideal :jhouse came on the market for 150,000.

I contacted EA on thursday and put in offer for 145,00 before seeing it (i live with my mum up same street, know layout, similar house, year built etc)

It is being sold by solicitors as property left to dogs home.

They didnt accept/decline my offer said there are a few more people who want to view!

Today someone put in offer for full asking price:(

I have no chain

What do I do now:eek:, not really done this before, had house before but ex dealt with it!!!

    Hi there, depends on if you want the house, and know what it's worth to you - if you feel it's worth more than the asking price you can go in with a higher offer, (if the other one hasn't been accepted) but be prepared for a bidding war if the other party want it as much as you. You haven't been gazumped as your offer was never accepted. If the asking price offer has been accepted, then effectively you going in with a higher offer will make you a gazumper!

    I personally would never offer on a house I'd not even viewed, even if I knew what it was like inside.

    You cant have been gazumped as your offer was never accepted, and as you hadnt even viewed the house, I expect your offer was not taken very seriously. Now that the house is under offer, they may not let you view it.

    I see what you mean with the gazumping bit, they did not say the higher offer was accepted but informed me others were also down to view it.

    I fear a bidding war - it is a bargain

    Bargain, you mean priced to sell,

    Get a few asking price offers then start the negotiations.

    first off you must view the house before you do anything .
    After you view if you still want it and can afford it you can either match the asking price offer or increase your offer .
    Point out you are chain free and in a position to move .this may put you in a better position than the other buyer who may be in a chain .

    Have a good think and decide on the highest price at which it is still a bargain you would want and offer accordingly

    oh boy they are going to take your to the cleaners..back of a little for your wealth sake..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Do solicitors work on set fees or commission when they are selling for the dogs home???

    Get an idea of what the work will cost

    what did you think it was worth in good condition

    How much can you afford/get.
