my honest IMO i would not pay £200k+ for the house.
i would pay around £180k to £190k max.
around by me in wirral you can get so much more for £170k.
but i suppose it all depands on were you live.

My area is expensive, I guess the fact I am a 20 min train ride from central london dictates that. You wouldn't get much for 170k round here.:A

Yes...enquiring can have that effect. My EA is coming around today to take extra snaps (I work away from home). But I have two viewings on saturday when I have to get my weekly washing done :eek:
As far as prices go, Wirral is cheaper than Hatfield due to the employment opportunities as Toto said. An ex collegeue of mine bought in St Albans (not Hatfield I know but near enough) at the start of the year, they purchased an ex-council 3 bed end terraced for 210k that need redecoration etc ... if that helps any.

But a quick look on a random estate agent site I chose shows there a lot of 3 bedroom properties nearby for sale at £189k or less.

I hope that it is the case that your estate agent has sold the benefits of your house and has some genuine buyers, and not just twisted the arm of people who are not interested. The last time I bought a house I was 'forced' to view houses I had no interest in buying, just to keep the estate agents interest. I always felt sorry for the sellers on those viewings, as they obviously thought that there was a chance that I might buy, when there was none at all.0 -

Very good. :)I think you said you have moved out? That's a very good reason to be on the phone at regular intervals, as otherwise EA laziness can set in.
The pictures still look poor to me, and as an impartial observer, at first glance the impression is the property's overpriced. But Rightmove's listing activity also suggests the market is pretty busy, so that may be appropriate.
But it could also explain EA laziness if they are rushed off their feet with buyers - or think they are about to be - and have cheaper, similar properties on their books, eg the one next door.Trying to keep it simple...0 -

Mine is a funny area, there are very nice parts and other parts which are almost all buy to let studentsville. The prices vary depending on which area. So a 3 bed house in the other part of town will be a lot cheaper than a 3 bed house in my area. Unless you know the town you can't compare like for like. You couldn't pay me to live in some parts
The house next door, which sold at 215,000 was in a bit of a mess. It needed a lot of work doing. I was in there yesterday actually because a parcel was delivered for me and the new owner asked me to go inside to see what he had done. He has done loads already but the house hasn't been decorated in the 20 years the last owners lived there. The kitchen is falling apart and all of the electrics need redo-ing. It still has the old bacolite (is that wat it's called) light stitches and sockets, but they are all broken. He estimated he had a good 20ks worth of essential work to do (rather him than me).
Back to my house. The agent is coming out to take new pictures tomorrow which is good news. Hopefully the next set will be much better.
I worried too about this sudden interest in the property. The first people I saw today could well be persuaded by the agent to view, they didn't really seem like they were even interested in viewing. The second people seemed very interested. They were really keen to know the ins and outs of everything, they asked tons of questions about the boiler etc. They wanted to know what I was doing with the furniture in the house. They are moving from rented so also chain free and seemed excited that the house was vacant and ready to go.
Who knows though, I can never tell who will offer and who won't. Usually the ones I think are least interested end up buying.
