I think your biggest risk here is the ability to sell on later.
Assuming this is a probation approved premise, there shouldn't be much be in the way of trouble as these people are on license and will go back to prision if caught doing anything wrong, therefore they don't cause much trouble in and around the area of the hostel. However it will be very unattractive to future buyers if/when you want to move on.

I had a lucky escape like this - nearly bought a semi in Dore, Sheffield - very nice part of town. The other half of which I discovered chatting to the builders working on it was being converted by the Council as a home for children who's parents couldn't cope so they went there to give the Parents a break. :eek:
I also viewed a house that I found out had a children's home nearby (for nearby read at the end of the road about 30 metres away). I asked the vendor if there were any problems of course he denied any. Anyway, a few drives past late in the evenings revealed gangs of yoofs drinking smoking and generally causing a nuisance some of whom were actually in the bottom of the garden of the house I had viewed.0 -

Offending on license is not exactly an unheard of phenomenon...... Maybe you'd only get robbed or burgled a few times by each tenant before they get recalled.......Mortgage debt - [STRIKE]£8,811.47 [/STRIKE] Paid off!0 -
It turned out that the house round the corner, which I thought was a shared house for polish builders (I could see they'd converted the front room into a bedroom and they were a little to old to be students) was actually a bail hostel.
The bail hostel had been there for four years..... and I hadn't noticed. The front window look directly into my drive and onto my garage, contained expensive motorcycles and easily fencible power tools.0 -
You would have serious problems selling on. If there were any problems with the bail hostel occupants and either you or your neighbours complained, you would have to declare this and then your limited chances of a sale would reduce yet further.0

it's good to have a real life experience of this situation.
i feel it's a shame that the majority reaction is an instant 'no', but again, that's understandable as i doubt many of us have any dealings with anything like this.
i'd want to try & give the occupants the benefit of the doubt & hope they'd want to be moving forward with their lives, but who knows, each hostel will be different.
i think the reactions have at least shown how small your sell on market would be.0 -

I think that is the biggest single concern. Whether or not the occupants of the bail hostel are a problem to the neighbourhood, only time will tell.
BUT your pool of potential buyers is going to be significantly reduced if/when you decide to move, because rightly or wrongly, many people would not consider buying a house in that vicinity.I'm a retired employment solicitor. I don't think that there will be much problem from the residents. Of course offenders re-offend when on licence, but not usually on thier own door step. If they did they would be whisked back inside before they could say "sorry". A co-worker in my probation office had an offender taken back becuase he refused to do his share of household tasks and so was not keeping to the terms of his licence.
But you would find it very hard to sell.LBM-2003ish
