 If you are not moving out on the 24th of the month, then by staying on at the property you will have entered a further "rental period". Make sure that you do the following *in writing*I moved in on the 25th, im going to need to have a proper chat with her and see if we can come to some agreement. Thanks for your help

            Hi it was LL that gave me the date she is putting the house back on the market. So don't know if that changes anything.
 Wow, yes, that changes things, in that case I think she's being very cheeky to say the least! I take it she gave you written notice? This may not even be enforceable if she hasn't done it properly! When did you receive it and what exactly does it say? Was it a S21? Also, I think we need to know when you moved in (which month) and how long your last AST was for.
 Assuming that your contract has moved on to a periodic tenancy, she can serve a S21 with 2 months' notice, but it has to coincide with the tenancy dates, so in this case it looks like it should have been for either June 24th (she'd have had to serve it on you before April 24th in this case) or July 24th. But I think we need to know the exact details of your tenancy to establish this for sure.
 Also, if she issued a S21, this is only valid if your deposit has been protected according to the rules - have you been given the details of this?
 You may not even have to move out on June 30th (if you don't want to), and at the very least you won't have to pay rent for all of July - she can't have it both ways!0
