    How interesting this thread is - I also have an OIEO for my house as I've dropped the price twice (plenty of interest and viewings but parking is still a sticking point, although it was valued already with the parking out of the equation). Anyway it's given me some food for thought...will have a ponder and maybe remove it, I had no idea it's so off-putting to people!

    Yeah - the big dumb thickos. Do you think people would see the letters and think:

    "There's no way I could possibly understand what that means. Even if I don't know off the top of my head - where could I go to find out? If only there was some sort of place I could type in some text and it would give me pages of information about said text. Sort of like how I searched for this house on the rightmove in the first place. My brain hurts. I'm going to give this house a wide berth and look at one without any confusing letters."

    Unless you put "Fixed Price. Will not budge from £89,950" on the advert, then offers will be in the region of that anyway. Why do you need to put OIRO on there? People don't see a price and think "They haven't put OIRO next to that figure, that means I can't offer anything different"

    Well yes, as a matter of fact there are a lot of people out there who don't know what it means!!

    As an example a work mate asked me what it meant when showing him the property post the other day, and he is looking to buy his 3rd house soon!

    By the way, sarcasm don't make you look clever, just makes you look an arrogant a r s e. Was only asking a genuine question !!!!!!! Or do you need to type !!!!!! into google and find out what that means!?

    it's the internet - lots of advice with a fair amount of sarcasm along the way, if you can't ignore it, perhaps it's not the place for you...(remember, these are words on a screen, it is not personal as i don't know you! ;)).

    i don't see the point of stating OIRO as that's just what your asking price is anyway. & as you've said yourself, for those that don't know what it is & can't be bothered to find out, it's perhaps putting them off.

    are you checking sold prices in your area? what is the market as a whole doing?

    you can increase & decrease your price as much as you want, the vast majority of people don't have property bee installed & won't be aware of the changes anyway. but, as already said, if you've had little interest at your current/dropped price, there would be little point in increasing it again.

    if you really need to move, would renting it out be an option?

    Thanks abbie for the constructive crtisism which i like, sarcasm is another thing though lol.

    Did consider renting but need the equity towards a deposit.

    Nothing is selling round here at the mo, especailly ftb properties so will just take it off the Market for a while and reintroduce it at a later date at the same price.

    You do realise that you just used sarcasm there? :p

    Sorry - I'm not a happy bunny today, plus I do use sarcasm quite a bit anyway - not a good combination.

    Thanks to this post I have discovered I am a bit of a rare creature (a FTB with a firm mortgage offer) and also that just because something has OIEO oe OIRO does not mean the vendor has recieved this already (as I was lead to believe by an estate agent I am very glad to no longer be dealing with). Just as guaging a question If I were to offer £169,950 on a property with a guide price of £179,950-£189,950 am I putting myself so low the vendor wont take me seriously? I doubt they'll accept but I want to see if they are open to negotiations. As far as I am aware they have recieved only one offer in 3 months and the EA described it as laughable?
