    As a buyer I too would offer under an 'offers over' price.

    You might wish to reconsider the price, put it on for what is it worth, in line with other sold prices in and around the area.

    I dont think offers over works, all houses in my area at the moment have those stupid guide prices re 180 to 200, most people just see the lower figure to be honest, but I think they are pretty silly too.

  • I put mine up for 'offers around' which I hoped showed I was open to negotiation.

    Worked for me.

    Had 6 viewings and 2 offers to press to which I have accepted one of the offers and am in the various stages of paperwork.

    My situation is a strong one I think tho.
    Im not having to hit a certain figure to buy another house as its a vacant property, with the mortgage fully paid up.

    i treat anyone who is trying to sell in this market with a offers over price as a time waster...and i would not go near the place as prices being asked do not resemble selling prices...i keep details of asked prices and the selling prices are no way near asking prices.

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    I'd only go and see a house that said "offers over ..." after it'd been on the market MONTHS as it really p1sses me off to see the phrase. In fact, I'd probably never go to see it. Ever. It's just really, really, really, really annoying.

    Lots of other lovely houses to look at! There's no shortage.

    For £219k, if I weren't overly bothered about the house I think my opening offer would be £175-183k. £200k if it's "the one".

    Sorry but usn't asking prices 10% -15% above selling prices at the moment. A £200K offer seems good.

    I'm offering under the asking price when I look to buy.

  • I'm looking at the moment and offers over is definitly off putting. I agree with most of the others here that you are probably being optimistic. Estate agents will always overvalue by at least 5% to secure your buisness with them. That's why surveyors valuations are always lower.

    IMO a first offer of 10% is a very good one. I'd never start this high. In the current Market I can't see a problem with starting with 20/25% off asking as a first offer.

    Depends on where you are in the country. I have posted before on this but my old neighbour had his house on at guide price of £220-£230 and it went for £235 - that was in 2008.

    I tried to buy a repo cash at £210 that was on at offers over £210 - that got rejected.

    If the price is reasonable to start with I can't see a problem with offers over - if its worth more it will encourage bidding and settle on a higher figure as per my old neighbour.

    Right, I had my house on for £99,950 and only got 2 viewings and no offers in 5 weeks. The house we were after dropped 10k so we thought we could also drop 10k.

    So our house is now on at offers over £89,950 as this is the least I can take for the property and wanted to try and get a quick sale to try and get our dream home.
    Well dream home has now sold and I still have my house on at "offers over" with no viewings since, so can anyone advise me what to do next as I will be changing agents soon and can't exactly up the price again now can I....Or can I?? Or should I keep it at the same price and OIRO??

    Sorry if I'm hijacking this thread, but I see some houses marketed as "Guide price xxx" One such is "GP £360,000". What price is the seller aiming to achieve? What would be a starting offer?
