5 weeks and no interest

My house has been up for sale for 5 weeks now and only one person has viewed it...no other interest at all!!! It's on the market for £109,950 and ideally I want to get £100,000 + for it.
I've spoken to the EA and they have it on right move but have said there's been no interest so far. I'm unsure how long to leave it before I drop the price to maybe £105,000. Can anyone give me any advice?

Post a rightmove link.;)0 -
A bit difficult to answer without more details. Can you add a link to rightmove? Without seeing it or knowing what it sold for previously it usually comes down to price or condition. Have you decluttered, cleaned etc ? Are other similar houses selling in the area? When you have looked at all those things, how about pushing the agent a bit more. If you do manage to get the rightmove pictures on maybe you will get more specific help.0

could you email the link to the add- its hard to judge otherwise. Do the pics flatter the property? It does sound that you may need to drop the price as no viewings in 5 weeks is not good. We had 10 in the 1st week. Whereabouts do you live as if its in the middle of nowhere you could expect less viewings i guess. Thats not v helpful advise from the EA- has he told you why there is no interest? Make sure you have a decent EA as it can make a huge difference.please excuse my username- my husband set it to the email account when he was young free and stooooopid0

Here's a link : http://www.rightmove.co.uk/property-for-sale/property-29910005.html?premiumA=true
The house is clean and decluttered. I know it would benefit from a new kitchen and bathroom but compared with other houses at the same price the rooms are a decent size.
We live in Nuneaton in the Midlands, not on the best estate in town but I would still have thought it would appeal to frist time buyers.0 -
Pictures need re-taking with some decent lighting...
Otherwise the problem looks like price.
Since you bought, prices are up 16%. So £67,950 becomes £78,800...add what you have spent on it = ?
Recent sales in the mid-£90k means you appear ambitious going for £100k+. And viewers won't know you will accept 10% off.
If you will, drop the price to £101k and say "priced to sell".
Within 1/4 mile, http://www.rightmove.co.uk/property-for-sale/property-28759673.html , just gone SSTC today - ring the EA and find out what for...0 -
...and ideally I want to get £100,000 + for it....
Herein lies the problem?
What you want and what someone else is prepared to pay may be vastly different!
Price it at £102,500 "priced to sell", and pay someone £100 to get some really good photos (with better lighting) and tell your agents to put those photos on the next day.I can take no responsibility for the use of any free comments given, any actions taken are the sole decision of the individual in question after consideration of my free comments.
That also means I cannot share in any profits from any decisions made!;)0 -

Astonishing just how poor EAs are at taking photos:o considering they must do it several times a week.0 -
"not on the best estate in town" could be the important thing here. It doesn't matter how well dressed the house, if it's not in the right place a lot of people won't even consider it. You need to make sure that you are priced for the market you are in.
Although, as others have said, I have no idea how well-presented it is because the pictures are so dark I can't see anything!0 -
I agree with the comments about the dark photos - and the ghostly shadow of the EAs head in the bathroom (I'd lose that one completely if they can't do better). And if you are getting the photos redone, how about buying some accessories - mats, cushions - that aren't such dark colours. It probably looks very elegant in real life, but it doesn't come across in the photos.
And timing probably isn't helping - certainly in this area, things have been very slow in the last few weeks with the election etc etc etc.0
