Help please re Rightmove ad

Bought for £98,500 in Nov 96.
Land Registry indicates £272k, now.
The last available sale in the postcode, No 158 at £270k in Aug 2008, looks like quite a nice property from 1 pic - the first of the "no longer for sale"; http://www.rightmove.co.uk/house-value/find.html?searchLocation=gu14+6ny&sellersPriceGuide.x=43&sellersPriceGuide.y=11
If your sister knows the area, can she compare her's with it ?
If so, prices are -4% since that date.0 -
Next sunny day take some better pics of the garden!
Set the table with a white table cloth and laid for dinner. Take new pics.0 -
I think it looks alright actually. I would ignore most of the comments above as its possible to find fault with anything. Also any buyer who would be confused if the car parked on the drive way would be sold with the house probably shouldn't be buying a house without a carer to assit.
If anything is wrong with the ad its the captials. I much prefer the ads that flow. Entrance hall leads to a good size lounge with double glazing with a good size dinning room. That kind of thing rather than ENTRANCE HALL, LOUNGE: Good size/Double Glazing.0 -
"ignore most of the comments above" - why? i thought that was the idea, a mixed group of people with no interest in the property to give you honest feedback!
anyway, have to say i agree with most of the previous comments. i don't know the area at all but my first reaction was 'how much?' for not a big sized house. photo's make it look like a lot of work needs doing, whether it actually does or not i don't know, it's just the general impression it gives. all a bit dated, rip out & start again. camera angles are all wrong as already said.
i think 1 of the 1st tips i ever read about selling houses was remove any evidence (as much as possible) of pets, it instantly puts some people off.
check sold prices, be realistic, new set of photo's. good luck to your sis0 -
I quite like it. I did wonder whether it would be possible to have another photo of the living room to show the space - perhaps from near the window as it looks tiny.
I'd slightly concerned about the comment about scope for further expansion as it implies that further expansion may be needed. Scope for further expansion is something which can be seen when viewing.
'We understand that there is power and light' to the shed - perhaps it'd be better either to put that there is or not mention it at all.
If you can get better photos showing the more of the rooms it'd probably help especially a lighter version of the bathroom.
I know you said the valuation was from the EA but the last detached house which was sold on that road only went for £190,000 (house 108) whereas house 104 which I presume is similar to 108 went for £375,000 so perhaps people are concerned about depreciation?0 -

The pics are awful. It looks like someone rushed round the house just pointing the camera through the doorway of each room and snapping.
Pic number 2 tells me nothing about what size the room is. I can see a bit of a chair in the bottom-right - can you fit in a 2-seater? a 3-seater? No way to vision what can be done with the room as all you can really make out is some shelves with an out-out-place foot stool and a studenty Thailand axe-cushion. Horrible blown highlights for the light through the window.
Nearly all the photos a crooked and the bedroom is badly out of focus.0 -

Agree with this. Also the huge TV on the wall just makes the room look tiny in comparison. And as it is the only living/sitting room in the house then that is not a good look.
Any chance of storing the TV elsewhere until the sale goes through?0 -
Do you have any say over what goes on Rightmove? Only we are looking to buy and some of the photos and description are awful. One listing just had a close up of the cooker (which in their defence did look very clean and well cared for) and no other photos?!0
