I am posting this on behalf of my sister who is currently trying to sell her house. She has had a few viewings and several people have been very interested but no formal offers made as yet.
Please can you offer some advice on her Rightmove ad in order to attract a buyer.

It is difficult to get a true idea of the size/shape of the bedrooms as all you can see are the beds. The bathroom photo is also terrible, as you cant really see it, poor light and angle etc!!0

If this house is priced at a similar price to similar houses in the area (and not £20k cheaper), then I see nothing there that would attract me to it other than possibly the garden. It needs a stack of work doing to it to bring it up to modern-day decor and on the photographs it looks very small - and according to the actual measurements is not that big, no bigger than the average semi of similar style.
I think it needs completely new photographs and write-up to stress its good points such as the large garden and I also think it needs pricing accordingly. IMO, if the price is right, people will come to see it.(AKA HRH_MUngo)

Strange, I didn't think any of the photos looked too bad, apart from number 9 which is the low, dark view on the bathroom.
It doesn't look especially dated to me. OK so it doesn't have granite-finish worktops and downlighters, but it looks fine otherwise even though some of the walls are in slightly darker wallpapers.
The garden in #10 looks nice, lots of good trees.0 -
#1 are they selling the Mini with the house? If not, why is it on the drive? Even worse, is it the EA's car? If so, more reason for it not to be on the drive.
#2 - Tells us that the owners have cats, dogs or both, from the bed and scratching post thingie in the bay window. This will put a lot of people off. It also tells me the owners couldn't be bothered to move them for the photos.
#3 - 5 are OK as far as they go, but I feel they could be better....
#8 - looks as though there's a nice fireplace next to the bed, but the EA has decided to be a furniture salesman instead......
#9 - TERRIBLE angle, and no attempt made to tidy the room for the photo - half a ton of shower gels, shampoos etc in the shower tidy, toothbrushes etc above the basin..... and a DARK photo.
Why have THREE photos of the garden, which is basically a patch of grass with two sheds? Wouldn't they be better of with more internal photos?0 -

Well, I don't agree that it looks particularly dated - but then again, that's a hell of a lot of money for a house that size, so it does depend a bit on what the expectations are. I find it slightly odd that they call it an "extended" 3 bed house when the extension is just a little utility room and a loo - handy and nice to have, but oversold a bit I think! The house looks nice and clean, but the pictures are pretty odd - why is the living room one just of a cluttered corner rather than the actual room with furniture in? Why is the dining room all neat and tidy, but the chairs all just off-kilter? And the bathroom's just silly - surely they could have turned the light on! If I was looking for that exact house, I don't think any of that is bad enough to put me off, but if I was just browsing in the area, the pictures would stop me going "that's a nice house, let's look at that."
Both the exterior pictures look pretty bleak - I guess they were taken in the winter - I think they could be brightened up to look more welcoming very easily.
For me though the out-of-character windows at the front would be a big thing that would put me off - expensive to change.0
