If you are selling, you could just negotiate with the EA to have them include this in their fees.

You have to have an EPC within a certain period to even just market your property. ( I think it's about 28 days) Selling could be much further away.
AND your EAs are very unlikely to be the cheapest.
AND you would still owe them even if they couldn't sell.
You may not be able to take your EPC easily away with you if they don't sell.
Read the small print very carefully.
They are valid for 5 years so an independent source gives you most flexibility , specially in today's difficult selling climate.

    Hi

Would you mind giving me the name of the Company you went with for an EPC? I am also in the NW and need to get somebody to do mine a.s.a.p.

    Thanks.

The cheapest i found was a fixed fee of £35 from a company called MyQuickEPC - Like somebody mentioned above there isn't really much that can go wrong with EPC's!

There is a lot that can go wrong with a bad EPC, you could miss out on £1000s in grants and cashback if an EPC is not done correctly.
