Cheapest EPC only providers?

Ok now that Hips have bitten the dust since the same is highly unlikely for EPCs ( due to EU regs) I'm starting ths thread to try to find the cheapest acceptable EPC only provider.
Hope the reduced lack of income from Hips isn't going to mean the cost of EPCs goes up.

It will depend from area to area. You could try using:http://www.localsurveyorsdirect.co.uk/EPC_Frame.htm where you will get around 5 local DEAs offering their prices.
If you use a national set up they will effectively be an agency arranging EPCs - and may well add in their own percentage. Now HIPs have gone it is going to be more effective to go direct locally.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -

Now HIPs have gone it is going to be more effective to go direct locally. We will provide you with a multiple list of suppliers who cover your area. In addition to providing their full contact details, where possible we will also provide a list of initial estimates. This information is given instantly in your web browser. You will then be able to contact any of these suppliers directly. In addition we will forward your contact details to each of these suppliers so that they can contact you directly should they wish to.
Thanks looks useful but as they insist on a phone number etc yet ask us to choose I don't know that I want my details automatically forwarded to all and sundry regardless.0 -
I used Richard's link and the cheapest (from 2 companies) in the North West was £35 inc VAT. Seems a bit too cheap but tbh is there really anywhere for it to go wrong?!
Patr100 -I thought that too. Ended up putting number as 0000000000 and so just got emailed quotes instead.

Another decent EPC quotation generator (that doesn't ask for contact details - so no data harvesting) is EPC Compare.0

there are a few of them about - being proactive - but some solicitors will refund the EPC if you do the conveyancing with them. just make sure the law firm has a good rep first and their prices seem fair...then result! My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o0 -

Thats the problem when ordering an epc from them - they ask for telephone numbers for a reason - to sell you other associated works like convenyancing, surveying etc when all you want is an epc.
It should also be mentioned that the providers on there actually pay for leads from the website - so you are in fact paying for the extra cost of the leads indirectly.
It would be best to go for a local independent, I did this last month and needed a gas safety certificate and epc energy performace certificate - I got one guy who was qualified to do both so saved me time and money waiting around for two appointment. The cost for both was £79 which was the lowest I could find for an epc and gas certificate in my area. An epc alone is available for £39.
Refer to my previous post here:

I can recommend the guy, although he seemed to be in a hurry, worked professionally and efficiently.

some useful info here, once again mse comes up with the goods.yummymummyofthree wrote: »We pay £39 each and we live in an expensive area.
I suggest thats a good price for our location.
CLICK: Gas Safety Certificate
Hope that helps.
kAREN.
edit
sory just to let other users know, I booked a gas safety certificate and a epc energry performance certificate from the chap above for £79. Im paying extra for a carbon monoxide alarm (responsible landlord and all that)
will update with what went on.
TT
Update,
Everything went fine, work completed as expected, no problems with gas but I knew that anyway. slightly rushed but professional independent who did the epc and gas certificate in one go at a price I couldnt find anywhere else.
Would recommend.0 -
well as a previous poster stated theres a company offering epc's for £29.95 but when you click through it states £5.
i just tried and i worked, dont need one personally but worth a try if they honoured!
google epc
thanks in advance!0 -
hi,
i just put my house on the market for rent with an estate agent and they said i required an energy performance certificate (epc). they said it will cost £99 + vat if they do it but i thought i'd do some research before agreeing. there's loads of companies offering to do them for about £40 but the hidden charges are a joke! i eventually found a local company to my flat who did it for £50! and there was no vat or hidden charges. i recommend ou all search google for the best price and use a local company. the agents are just out there to make extra cash (not that they dont get enough from the high commission rates!!!) my property was in e14 so i searched epc in e14 and it came up with fasttrackepc.com.
my flat was a 2 bedroom so im not sure what the charges would be for a larger flat but to be honest i would'nt pay more than £50 no matter who it was!
good luck and hope you dont give in to the agents!! Rubber Dinghy Rapids Bro! :beer:0
