You need the housing dept, specifically HMO bit. Ask if there is additional licensing in the areas you are looking at.
You could try their websites, but if anything like my local council, they haven't updated it in years.0 -

Well just spoke to 6 local letting agents, and they do not see an issue with it at all. Just stating that it is a matter for the LL to evaluate.
This might however be an answer in ignornace of the law.
If it is a case of us finding a place, and then the local authority review the situation and stipulate that we are living there unauthorised, is is a matter of concern only for the LL. Or could it see our lease, devalued to a license...0 -

Maybe a result of the fact that the letting agencies have no professional registration body that they have to be part of!
They are wrong.
