    Call the council/s

You need the housing dept, specifically HMO bit. Ask if there is additional licensing in the areas you are looking at.

You could try their websites, but if anything like my local council, they haven't updated it in years.

Let's not forget the planning permission....!!

    1) HMO licensing
    2) HMO planning permission

Both need to be adhered to.

    Sorry, you are right.

    I've been ignoring it - the law, not you - as it's a) new & b) ludicrous

Didn't the new lot promise to repeal it, like the HIPS?

Well just spoke to 6 local letting agents, and they do not see an issue with it at all. Just stating that it is a matter for the LL to evaluate.

This might however be an answer in ignornace of the law.

If it is a case of us finding a place, and then the local authority review the situation and stipulate that we are living there unauthorised, is is a matter of concern only for the LL. Or could it see our lease, devalued to a license...

Maybe a result of the fact that the letting agencies have no professional registration body that they have to be part of!

    They are wrong.

See some earlier discussions back in the hey day, february, just after Mr Healey's press release on January 29 of this year.

At least you know one thing, don't bother letting from any of them!

Just to clarify, from some well respected solicitors, seen as the property experts to go to on the matter, see below....

    1) Selective licensing - http://blog.painsmith.co.uk/2010/05/13/additional-and-selective-licensing-consent/

    2) HMO planning - http://blog.painsmith.co.uk/2010/03/12/new-planning-categories-for-hmos/
