Hi, I am new to the boards and after sifting through the internet have struggled to find with any great certainty an answer to my question, so I thought I would voice it here;
Simply, myself and girlfriend and additionally another couple are looking to move in together. However, as we are all working professionals and simply want in essense a crash pad, only require a 2 bed room flat.
Will Landlords allow 4 adults to share a 2 bed flat?
This may be an obvious yes or no, and consequently the reason why I could find no information. But any answer would be appreciated.

It breaks no law, but whether a LL will alow it is another matter. You can but ask.0

Ok, well that is positive in so much that it does not break any laws. I suppose it will be purely down to LL discretion... Fingers crossed that our dream apartment will not be owned by a non understaning LL.0

Check with the council/s in the areas you are looking. Some may have brought in additional licencing for hmos. In such areas 4 sharers would need a licence. As such, ll's of 2 bed flats may not be interested in taking the 4 of you on, due to the additional paperwork & costs.0

True if 3 or more people are all unrelated.
If in this case the two couples are married, then there will only be two 'unrelated parties' in the property. For HMO planning permission, to gain C4 consent, the rules are that three or more unrelated parties need to occupy the premises.
If you are married and the other couple are not, then your LL would also need planning permission. (3 unrelated parties).
I suggest that looking for a two bed place in this manner would be difficult to come across a LL who is aware of the planning regulations who would allow it. I'm pretty sure a small LL who lets 2 bed apartments and pays no interest to HMO regulations would not have thought of this dilemna and may well let you stay. But be warned, the premises would not have legitimate planning consent, so make of that what you will.I can take no responsibility for the use of any free comments given, any actions taken are the sole decision of the individual in question after consideration of my free comments.

Mainly clarifying it for people going forward, unambiguous!

How would I go about checking local authorities rules and regs on HMO?0 -
Looking back at all the reports prior to the general election, some areas will allows hundreds of tenants in one bed flats....;)
Best thing may be to look at the place you want and ask. Or ask around locally, maybe you could find someone letting you will advise you0
