Looks like Gordon is getting pretty similar responses to the ones s/he has received here but will carry on posting until someone agrees with him.her......BitterAndTwisted wrote: »GordonFreeman has just posted this very same query on the LandlordZone forum:

I'll be most interested to read what their experts have to advise on this one.

From what you have posted the LL is *not* seeking betterment. S/he is seeking a contribution from you for resolving the fact that there are stains that you have made on the carpet, stains which were not noted as being there at the start of the tenancy. It is important to realise that the Law does not allow for betterment. This means that a landlord can not expect to have old replaced with new at a tenant's expense. A Fair Wear and Tear allowance must be considered.[FONT=Verdana, Arial, Helvetica, sans-serif]

You've already been given this particular information - see my previous post.[FONT=Verdana, Arial, Helvetica, sans-serif]A tenant has a duty of care to return the property at the end of a tenancy in the same condition, Fair Wear and Tear excepted, as that recorded on the Inventory at the start of their tenancy.
For future reference, if your footwear is muddy try removing your footwear at the door , as you probably would have done if you had paid for the carpet yourself. You may want to look at using a spray upholstery cleaner available from Halfords etc for removing spot marks from carpets (test in a corner of the carpet first)

Valuing your time at minimum wage, or even twice minimum wage, I reckon you’ve blown the £50 already on posting time, trying to persuade the world you’re always right.0
