It does amuse me that some people have this blinkered view that house prices will never fall below the current levels - they seem to think prices only go up, and dont ever drop.
Prices in a lot of areas peaked around 2004, and have stayed fairly steady since then - I think mainly due to mortgage rates being low, so it is reasonably cheap to borrow money, that and the BTL brigade keeping the market going.
I dont think there will be a big crash like the last time, what I predict is that house prices will steadily fall ( who knows by how much ) but this will be offset by the mortgage rates rising, so in real terms the house will cost around the same to buy over a 25 year period.
The people who will benefit are those that buy a house cheap, on a high interest rate mortgage, but pay it off as quickly as possible rather than taking 25 years.
It doesnt take a rocket scientist to work out that when house prices rise a lot more than wages, that it isnt long before they become unaffordable, and either houses fall back to an affordable level, or nobody sells houses anymore.0 -

If anyone knew for sure they'd be millionaires very soon.
My guess is a flattening out for a while and a possible minor pull back in some areas followed by more gradual growth again.....like everyone else though it's just a guess.0 -

The housing market had slowed in April / June, but is starting to pick up again. Sales are generally higher in the summer months and start to cool towards christmas. There were rumours that the introduction of home information packs would cause a complete melt down in the housing market due to various factors. The government has since revised its plans on the introduction of these packs and it will have a lesser impact than first thought. No one can really predict the housing market. And those who say prices will go to infinity and beyond are usually those who already own property or benefit from prices rising (Banks, EAs etc).
