    Most of the estate agents i've spoke to all agree prices are pre 2004 levels in most areas. But many people persist in asking 2007 prices.

    The worst culprits round here are the 3 bed + houses which have been on the market for over a year in a false dream. The false 3 bed prices increase the 2 bed prices who try and minimise their increase in mortgage, thus the first time buyers cannot then afford the 2 bed prices. If 3 bed prices all dropped down to their true level the whole market would start up again as the key FTB element could get on the ladder.

    Drop your price to slightly over 2004 levels to reflect improvements and watch the viewings + offers flood in!

    I've just sold my house in 30 days by being realistic with asking price, the knock down I took was reflected in my knock down offer on the overpriced 3 bed we offered for, who then offered a knock down on the house they wanted to bring that to realistic levels. A chain of 3 houses all proceeding through a sale. All because estate agents and vendors were realistic the boom is over.

    i agree with this. while the situation is slightly different where i live (the isle of man) - our house prices never really went down, but the market did slow down - when i went to see the financial advisor regarding the mortgage in march, she said that the market picked up a lot this year and that houses that are priced correctly sell really quickly.

    i've been looking at houses we've viewed but decided not to go for - for whatever reason - and all the ones that we thought were a reasonable price have sold. ones that were overpriced are still there.

    then again, if you're not in a rush, you may as well give higher price a go. someone might be willing to pay it.
