My EA said that houses around here (north east) are not moving around the £300 - 350k bracket - not sure if that's happening elsewhere too.
Having seen the prelim cuts the Coalition government is planning on making makes me feel uneasy and we are in the process of buying a house having just sold one (and completed on that one - now in rented). I've told my solicitor I want to complete before the budget as I think there will be a few nasty increased costs/taxes in there which could affect house buying/selling i.e. possible increased VAT, possible increased stamp duty perhaps? Surely I'm not the only one having jitters?
I think your right. There is a lot of uncertainty at the moment.0 -

i would think that people will wait until the emergency budget to see how the land lies , we will find that the country is in a far worser state of debt than we know about and that there will be job losses and tax hikes somewhere along the line . people need to be sure they can afford before they commit0

oh right, so you'll be showing people around? some people might be put off by that... over here, the ea tend to tell the vendors to get lost for the viewings. i would feel like i'm invading people's space if they were present, i wouldn't like to open cupboards or built in wardrobes to see how deep they are etc.
after we had the offer accepted, we needed to go in to measure the spare bedroom and the ea just arranged for the owners to be there and we were in and out withing seven minutes because we felt like we were invading someone else's house and just felt awkward.
i know it doesn't make sense!0 -
I agree with Dianah. When we have viewed properties with the vendor present, we have been in and out in a flash, usually so quick that afterwards we couldn't remember vital details.
I, too, have felt like I was invading the home-owners space, and felt more like I had to be a 'polite guest' instead of a critical prospective buyer.

Have you done your own research though to see what houses have actually sold and for how much? Its ok getting four estate agents round, but I've seen a lot of estate agents who really are hopeless at trying to get a value. One I spoke to last week, after I'd put all the comparable sales evidence to her to prove that a house she was marketing wasn't worth anything like they were asking just said "I hear what you're saying, but I don't agree with it". That was it, she put nothing constructive back to me, provided me with no evidence to back her claims up or anything.
Honestly, just because they say its worth £x certainly doesnt mean it'll achieve that price.0 -
i am not bothered who shows me round for the first visit, i know if i like it in mins, if i do like it i request a 2nd visit without the vendors so i can nose around in more detail0

Yes I've checked sold prices and put it on for £10,000 less than the ES said.0 -
We've just had a viewing booked - for three weeks after it went on the market! The estate agent said that things are as dead as a dodo at the moment, because everyone is waiting to see what happens in the budget etc.0
