Will removing my fireplace devalue the house?

    If the house is only 12 years old, I'd do whatever the hell you want. I doubt you've got a chimney or anything behind the firepace anyways so the fireplace is just "decorative". If you feel you need one back again when you sell, then you can just pop down to B&Q and slap something modern back on the wall.

    Here's the room for what it's worth, it's at a funny angle so it's hard to judge, but the fire is actually smack bang in the middle of the room, where IMO the TV should probably go:

    To be honest one advantage of the setup like it is there, is that you can very easily see the TV from the dining room, which would save a few hundred (and hassle of cabling) into there too.

    I wouldn't worry too much about loosing that fire place. It'll have pretty much no value in its self just make sure you keep the chimney is state where it could be easily reinstated. If it was a lovely Victorian thing then yeah keep it.

    I think that fireplace is pretty grim looking but I do think a fireplace makes a living room - If it was me I would replace the fireplace with a modern looking wall mounted one and then you could fit the TV above it and it would look lovely. But then of course you have to buy a new fire!!???

    Also another thing to think about is if you remove that fireplace you are going to have a bit of your flooring missing.

    This looks like a gas fire place and I would have no second through of removing it. We are renting the current house and there is similar one. If we were to buy it, it would most likely be removed and TV would be put in that place. It would help to utilise space available much more and probably more light would be let in the room, as the only place we can put sofa now is in front of the window.

    Its not a proper solid fuel fire is it?

    Certainly people look for open fires or the ability to have a woodburner in homes now simply due to the costs of fuel but that looks like you are on gas anyway?

    Personally Id leave it there because without it the room loses a bit of character But then, TVs arent that important to us, we just have a 26 inch job on a stand stuck in a corner.

    Yeah it's gas! I was thinking of having a smaller fire and a TV above it, but it'd almost seems bit pointless as you couldn't actually use the fire.

    It;s quite depressing but I spent so much time thinking about where to move, and bought this place, and I'm now unsure of it all again. I had my heart set on ripping out the fireplace but now I don't know if I want to stay at the house I'm unsure again
