Advice needed please - LHA S21 nightmare

    Thanks all. LLA's lawyer has also now told me that I CAN do both once and for all. I wonder why LLA did not tell me (Even when I spoke to them yesterday and mentioned the option of S8 with Homelet). Following their lawyer stating that I can serve both and that she has not issued the S21, I intend to ask them (LLA) to hold off S21 - (Her 2 months notice is already over) and ask Homelet to go ahead with S8. I dont think LLA will be happy to give me my recent £650 back and I am not even sure I should ask.

    And YES she does have a deposit protected (which she pressurised me to release and I did not) and sorry I have said that before... it is a long standing nightmare. I think the best news today was the empathetic council staff who immediately sorted out my case, and said "she had been there". Before now, all I got was red tape. They still wont pay until I fill a BACS form but at least they will stop paying her and will pay eventually. It has been rough paying mortgage, rent and legal.

    Just a thought, but what are your plans with the property?

    Sorry about several threads. I am still learning. I intend to SELL and buy one nearer work. I am renting for now. I was thinking of buying a smaller second place nearer work to rent out with a BTL, but after this nightmare I dont think so.
  • I was just thinking that the damage has been done, you can get the rent direct to LL and leave her there. But, I can also see the attraction of getting her out.

    Just a final sting in the tail. Get in touch with the Council. They will have a specific Homeless department. As a responsible landlord, and a decent human being, I am sure you would want to warn them that someone is about to be made homeless and explain the reasons why? They are heavily into prevention of homelessness and may even be able to offer further assistance TO YOU. Just something to think about.

    Of course, that might have a negative impact on any applications she has submited to them, but that's hardly your concern.

    Doesn't matter if you don't get the insurance to pay out as you have a guarantor.

    why are you using homelet and LLA ? seems a duplication to me...

    I started with LLA because the Agents could not be reached and although they said I had an insurance, there was no evidence. I later found something about the policy in an email they sent about the guarrantor and contacted Homelet.

    Yes Wee Willy Harris, she will not be good for my health and house long term. She is already damaging the house and although I cannot enter, she has left a"good mark" outside starting from ripping off the letter box, scratching and staining my newly fitted everest door.
