We are the only house in the area of it's price that has 3 bedrooms, the others have 2, except for 1 which is an ex council house. So I do think we are reasonably priced...

I'm considering swapping agents... I need to get more interest drummed up but I do think that the area we're in is very slow. There don't seem to be many selling even ones which look 'perfect'.

Is your house bigger than the 2 bedders? Or does it just have more but smaller rooms? If it's larger than the 2 beds at the same price, you really ought to be getting lots of interest. Have you checked what houses have actually sold for in your area? Try http://www.nethouseprices.co.uk

No reliance should be placed on the above! Absolutely none, do you hear?

I cant see interest rates going up for a bit even the conservatives have promised to keep interest rates low.

Interest rates are not ultimately determined by the govt, they are determined by the BoE and ultimately by the international money markets. Obviously everyone is promising the earth and everything on it. They are not very well going to tell us that we are in for a world of pain, are they?

All the election hopefuls are trying to push shared ownership schemes, why dont you consider one of these?
You mean the scheme where if you were born in the mid seventies or earlier, you get to own a whole house, but anyone born later gets to own half a house so as to artifically keep the value of your house high? Umm.......thanks but no thanks!

    Good luck to you too!

My brother is in Leeds (Bramley) and put his house up last week and had offer 2k less than asking price yesterday. It is ex-council, nothing sparkling and there are loads of others similar in the area. There are buyers out there. Which bit of Wakey are you in as that will make a huge difference;)

    Hi,

I don't know if it helps but we have just been looking to buy a house for some time and these are the things we have come across-

Have you tried bumping your house on rightmove? We got the feeling that many people just look on the last 7 days etc. To look through house prices in a certain bracket you often have to go through several thousand houses- how many people have the time or inclination?
How helpful are you estate agents? Some were very unhelpful and inflexible and every time we tried to arrange a viewing they said it was not convenient (for them- not the vendor!!).

The rightmove map goes by the centre of the postcode. When you click on the satellite map- does it show your property (or nearby) or somewhere not so pleasant!

Also, have you got measurements of rooms- this is often really helpful.

Also, I would definitely recommend getting the best photos (when it is tidy too) you can of your property- this is what makes your property stand out amongst the thousands of others and what will get people through the door.

Sorry if you have already thought of this, if so please ignore the above!!

    Good luck.

How many people are REALLY looking at thousands of houses in a certain price band?

Surely most folks will be looking at an upper price limit, with a certain number of bedrooms, within a certain geographic area; and even looking at a fair sized town or city, there can't be thousands of properties matching all their criteria?

Interest rates are mean't to be tied to inflation under independant control not political. Hence with all the high inflation above target they will be going up sooner than later.
Also how will you know what a house is worth until you view it?

Are you going to say i will only view your house if you will accept a low offer.;)

Yes as house prices are so overvalued and vundermental say they have a big fall coming.
All the election hopefuls are trying to push shared ownership schemes, why dont you consider one of these?

    good luck:D

I would rather shoot myself than take shared ownership, everyone knows the bad points about them.

Its Labour and torries pushing them to try and maintain high house prices. I wouldn't recomend them to anyone.

At least the Lib dems have a more sensible housing policy. Why put money nto shared ownership when the gov have more important things to fund. Good job the money is running out for these horrid schemes.

Id just hang in in there, take a look at this http://www.express.co.uk/posts/view/172842/House-prices-are-set-to-soar

Im hoping the conservatives get in has they want to bring the introduction of the high speed train to 2015.

The property i rent out would be accesable to the closest station wthin 12 minutes, that should drive the prices well up.:)

    Its already happened in Kent.
