    Get a solicitor. Tell the property developer to contact the solicitor with any queries about the deeds. Don't let the property developer browbeat you or your parent into anything else.

    If your Mum was left the land and property under your Father's will, then who's the executor?

    Shouldn't the executor be waiting 6 months before distributing the estate to the beneficiaries (i.e. your Mum). If they wait 6 months before distributing the estate, your Mum won't own it until after 6 months have elapsed, giving her plenty of time to weigh her options.....

    A neighbouring farmer may be willing to take on the land / any livestock for the rest of the year. Whether he pays rent for it, or charges for the service, will depend local conditions. A good land agent would sort this out routinely.
    A kind word lasts a minute, a skelped erse is sair for a day.

    Sorry to read of your loss and that your mother is being pressurised. As the others have said, get a lawyer and/or Agent in place, all queries via him/her.Unfortunately, some people are only too ready to try to take advantage of others when they are vulnerable.

    The deeds can be downloaded from the LR for a fee if this developer is that keen.

    A major thank you to all who replied on this thread, mum has contacted a solicitor this morning and we are meeting with him on Tuesday. We took all your advise, and it also gives mum the weekend to think it over. A weight has been lifted off me xx
