Next time before hitting "submit reply" simply hold down Ctrl+A and then Ctrl+Ins (for Windows or Linux) to copy your post to the clipboard. Then if it goes wrong just start a new reply and do Shift+Ins. Magic.
Bond was £650, she wants to claim this all back to re-fit a hallway carpet, which I know she will not do as the laminate is high quality and looks 100% better than the carpet, also they've got 2 massive dogs.Carpet is in my mother-in-law garage but damp has got to it, but should look okay after a clean. regarding the keys. I handed 1 set back to the LA, the other set was in the property with the outhouse key, when the "took possession". They’ve since denied this.

Which is as we feared. The LL can, and will, submit a defence to the claim that you were denied access by saying that you surrendered the tenancy on the 29th (when you returned the keys). Therefore the checkout does reflect the state at the end of the tenancy and therefore you should pay. That said at present the LA are on your side but that might change when they consider their future income.
Hmm - could go either way in court I'm afraid. You both have a case. It will depend on who the court believes correctly understood the discussions that you had when you met the LA at the property and who they think is the most reasonable. Perhaps you could aim for a negotiated settlement.0 -

My wording was poor on the last post.
The keys were not physically handed back to the agent during the inspection.
I actually turn up just as the LA was leaving the property,
I spent most of the day liaising with the LA over the phone, about how to go about getting my belongings back.
The LA actually called the LL to see if it would be okay for me to enter the property to take up the laminate flooring and re-lay the carpet. and she refused.
Once it was certain that I was not going to be able to enter to do the work, I drove to the LA's business premises and handed the keys back, aprox 5pm. 7 hours after the inspection.
As for proving the work isn't completed, I’m thinking, camera phone through the letter box :rotfl:
