    you own the red edging shown on the Land Registry filed plan. Your lawyer told you from day one, so unless you compared it with how it is on the ground (as lawyers do not make site visits for £500 plus VAT - more like £2k plus VAT but no one will pay them like they do Agents) then why are you asking the lawyer. He is reliant on you.

    Use your plan to plot the layout on the ground.

    Ask the neighbour to produce their title plan for comparison. Rather than consulting a solicitor, find a local surveyor who has some experience of boundary disputes and consult him/her

    Our last house was like this. We owned the land, but it was a right of way for all the other houses in the terrace.

    As I understood it, the whole of the space from our garage to the wire fence was a right of way. There was a verge alongside the fence, but I think this was only there as who would drive along that near the fence? and it had built up with grass etc that had developed over the years.

    If you have a garage and space in front of the garage, why would you need to park alongside the rear bounday fence? Our access way was used by builders lorries to deliver paving etc to my neighbours and even a few skip lorries. I wouldn't chance leaving my car in this area and risk damage.

    If none of your neighbours park alongside the fence, you may be being seen as being awkward and trying to stop people using the right of way ( even though you don't mean to)

    So you have a space in front of your garage which nobody is questioning your right to use? Then there's sufficient space for another vehicle on the other side of the access track?

    First question, do you need parking for 2 cars? If not, then stop being so awkward and use the space in front of your garage!:D

    If you do need 2 spaces, then you need to get this sorted out and clarify where you stand.

    However, if you don't own the second space, but equally neither does anyone else and there is adequate space for a car there without obstructing the access track (which, from the sounds of it, there is, as your neighbour has stated that her friend could park there), surely it's just a case of first come first served, and your neighbour has no right to prevent you parking there just because she likes the space available for guests? You live there, after all!

    So really, you only have a problem if a) you don't own the land and someone else does, or b) if the space is classed as a right of way and cannot be used for parking full stop, by you or your neighbours visiting friend.;)

    Why is your neighbour fretting about it? Does she have to pass your parked car to get to her home? If so,she probably thinks that you will somehow block the access? If not,maybe she is the street busy body? As you are a new kid on the block,maybe you are unaware of some previously agreed street protocols?#

    Say nothing..get your deeds out and compare same with actual site.

    Land reg docs are not always that clear and decisive,especially for older properties. also read the text of the deeds very clearly.

    Why cant you park in your allotted space/garage area??

    Pics would help if you could put some up..
    Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..

    USE YOUR GARAGE

    You should tell your car insurance where you leave your car - and you'll get a reduction for actually using a garage for the purpose intended.

    Park on land you own or risk annoying neighbours.

    Legally a car park is the only permitted place to park a vehicle.

    It was during my lunch break when the car was parked in front of my garage that the back end of my car was clipped!
    Using this site to try and save money here, lol not spend it on repairing my car!
