    I think I would want to go inspect the damage myself and take pictures asap. I would also make sure that cost arent over exaggerated.

    Can we clarify if the damage is really 10,000 or just 1,000? 10,000 seems an extraordinary amount for a shed, a swing and a fence.

    You need to get out on site and with the tenant go and look at the problem.

    Then you need to speak to your insurance (In fact do that now and they might want to meet you on site too)

    I don't think you need to be worried about arson or criminal damage - there has to be malicious intent for there to be a crime. Sounds like your tenant is just an idiot.

    i have just had a quote for fencing for 12 meters for £1600 !!! it mounts up....

    At least, this is how I think it should work based on a claim I had which was slightly different in that a tenant wasn't involved

    The neighbours then run the risk of losing their no claims through no fault of their own. If their insurers are unsuccessful in getting any payment out of the tenant / BTL policy then the neighbours premium will be affected like being hit by an uninsured driver. I think the landlord should make the first move with their insurance and the neighbours should only have to claim on thiers as a last resort.

    I did some fencing for the neighbours over the weekend (just 2 metres) and I charged them £0. Not very MSE of me!
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    We replaced 2 fence panels and 3 posts (approx 3m) and including fitting it was around £150.

    It is but if the shed contains asbestos that will need specialist removal and that will mean the cost skyrocketing. The shed may only be a few hundred to replace, but the disposal of asbestos cost a lot more (nearly said shedload but changed my mind! :D )
