Deposit in hand and making an offer?

In my experience you never get what you thought you would for your car so worth baring in mind when making offers0

I've under budgeted for the car should I need to reduce it and get offers. We also have more than enough cash for fee's etc. so our deposit figure would not be adjusted should the car not reach the value I want.0

In the shoes of a vendor, I would be hacked off with an estate agent dealing with a buyer who can't prove their readiness, such as having the deposit and MIP in place.
Your broker may be a close friend but the lenders aren't - he is a gatekeeper to them but just an intermediary. Get your MIP sorted.0 -
I wouldnt make an offer until you have your MIP in hand, in writing and proof that you have deposit funds ready and available.
You only get one chance to make a first impression on the seller and EA and it'll be hard to come back from if they think you are a tyre kicker. If you can go in there with everything ready and in writing you'll be in a much stronger position.:jProud mummy to a beautiful baby girl born 22/12/11 :j0 -
Hey people...
The above property we liked and wanted to offer on is all going through. I have the contact details which we have to sign in front of a witness etc.. and then send back.
Solicitor so far has been great, I havent pushed at all and so far it's been 8 weeks tomorrow for when our offer was accepted.
What sort of timescales are we looking at to exchange and then completion when we return the signed paperwork? Not entirely sure what holds it up or they would wait for, I guess the contract sign of the seller.0 -
Anything could hold up the sale, nobody on MSE is party to the specifics of the deeds or contract nor knows who else is in the chain. You really need to put this question to your conveyancing solicitor.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

Was only after a general feeling, not an exact date.
There isnt any form of chain either way.
Also mentioned in Fixtures and Fittings list, she isnt leaving the light fitting in the living room. Would this be the full light she had there or would it mean we can expect to move in to a dangling wire with no bulb in the living room?0
