OP - www.rightmove.co.uk has a section on the top bar called House Prices... put in your postcode then trawl through nearby properties. which have sold.. these figures come from the Land Registry so are actual sold prices... they can be up to 3-4 months behind real-time .

Land registry sold prices will be helpful. I think I'll need to work through actual sold prices in the area, and then choose those properties that I consider to be the most similar to mine in order to get comparable data. Do you know of any websites where I can get this information either free of charge or without having to pay too much for it?

    www.zoopla.co.uk

    www.ourproperty.co.uk

You need to register for the second, but there's no charge.

Zoopla is usually only a month behind, for Scottish prices at least. Anything up to 28 Feb showed up in their listings at 1 April.

Are you sure you're phoning Estate Agents? I find it very hard to believe that you've had 4 valuations ranging from £175k to £375k! A £200k difference! Don't believe you!

All these posts about estate agents are very old hat and boring now...........:money:

We had a £200,000 difference between the lowest and highest valuation as well. And no, it is not a million pound house. Oh, and I don't tell lies either.
