    I'd probably look at the estate agent whose sold the most properties in your area like yours in the last few months. I then get a valuation from them and put it on close to their price. If I got lots of interest I'd probably try and drive the price up by going to sealed bids.

    At the end of the day a house is only worth as much as somebody is prepared to pay for it. Also most agents will let you ignore their valuation and put it on at your own price if you think you know better.

One agent valued my home at £175K, another valued it at £220K, another valued it at £260K, another valued it at £315K, and another valued it at £375K. That is why I have lost all confidence in the ability of the Estate Agents around here. I was hoping to get some kind of semi-accurate valuation in exchange for the prospect of several thousand pounds worth of commission; instead, all I seem to be getting is a bunch of random numbers and all sorts of baloney stories to justify their warped reasoning.


    Are you sure you're phoning Estate Agents? I find it very hard to believe that you've had 4 valuations ranging from £175k to £375k! A £200k difference! Don't believe you!

    All these posts about estate agents are very old hat and boring now...........:money:

    i believe OP and i dont know why folks are giving him/her such a hard time....

    if you own a 2 bed house in an area full of 2 bed houses it is relatively easy to put a value on a property - look for land registry sold prices and give or take a bit - you have a "value"

    if on the other hand if you have an unusual house, and there is nothing else like it in the area, and nothing has sold in the area recently (and yes this does happen) it is THEN only possible to value it at what someone will pay for it...

    i had a similar situation in the late 1980's - valuations varying from £75k to £155k - twice as much... so OP's experience is not unique

    i discounted the £155k as it came from a fly-by-night new EA who did not have experience

    Thanks clutton. :-) Land registry sold prices will be helpful. I think I'll need to work through actual sold prices in the area, and then choose those properties that I consider to be the most similar to mine in order to get comparable data. Do you know of any websites where I can get this information either free of charge or without having to pay too much for it?
