Rent to NOT buy

Having read these forums, the rent to buy scheme is not generally recommended.
But what if you entered in to one of these schemes, and say 18 months later decided you wanted to move out, having not bought any shares and only paid 80% of the rent? Would they then try and claw back the 20% deduction you have had? Or slap you with a load of legal fees?
I take it you don't have to stay there the full 5 years, although I don't know how long the tenancy agreement would be for.
